NOTICE OF JUDICIAL SALE
Pursuant to an Order of the undersigned Master-in-Equity in an action entitled Richard Kohl v. Corine Kaufman and PennyMac Loan Services, LLC, C.A. No. 2024-CP-46-02726, now pending in the Court of Common Pleas for York County, South Carolina, the undersigned will sell at public auction to the highest bidder for cash at the Office of the Master-in-Equity located at the Moss Justice Center, 1675 York Highway, York, South Carolina, in Courtroom C, within the legal hours of sale at 11:00 a.m. on Monday, October 6, 2025, or on the first Monday or legal sales day in any month thereafter, the premises below described:
Being all of Lot 53 of Stafford Oaks, Phase 2 formerly known as Stafford as same is shown on map thereof recorded in Plat Book E185, Page 2, a revision of Plat Book E167, Page 7, in the Office of the Clerk of Court for York County, South Carolina.
DERIVATION: Being the same property conveyed to Richard Kohl and Corine Kaufman by General Warranty Deed from DawnMaree Welch, dated December 6, 2022, and recorded on that same date in Record Book 20531, Page 125 in the Office of the Clerk of Court for York County, South Carolina.

TERMS OF SALE: Bidding shall begin at the fair market value of $485,000.00. The said property will be sold for cash. The undersigned selling officer will require a deposit of five (5%) percent of the amount of the bid in cash or certified check, the same to be applied to the purchase price when total compliance is made. Should the highest bidder fail to pay the deposit at the close of bidding, the property may be resold on the same sales day. In the event the highest bidder fails to pay the balance of the bid within twenty (20) days of the date of sale, then the bid deposit shall be forfeited and applied first to court fees and then to the Total Debt, and the property may be resold on a subsequent sales day. Failure to pay the deposit or the full balance of the bid may result in contempt of court. A sale commission of $2,500.00 shall be deducted from the proceeds prior to disbursement. The purchaser shall be responsible for any costs of recording the deed and deed stamps. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. The Master-in-Equity will execute to the purchaser(s) a deed to the property sold. If the Plaintiff, Richard Kohl, or the Defendant, Corine Kaufman, is the successful bidder at the sale, he or she may pay to the Court only the amount of the consideration owed to the other party and any costs and expenses, crediting the balance of the bid with the value of his or her interest in the property. The grantee(s) on the Master's Deed may apply to this Court for a Writ of Assistance ordering the Sheriff of York County to eject and remove from the property the occupants of the property sold, together with all personal property located thereon.
The bidding at the judicial sale will be final, and compliance with the bid may be done immediately.
