Notice of SEPA Determination of Nonsignificance
NOTICE IS HEREBY GIVEN on September 22, 2025 that the City of Edgewood, Washington issued State Environmental Policy Act (SEPA) Determination of Nonsignificance (DNS) for the following proposal:

APPLICANT: Michel Pasquier
LOCATION: 12513 44TH STREET CT E | Tax Parcel(s): 6755000041
PROPOSAL: Preliminary Short Plat to subdivide an existing homesite of 1.98 acres into 2 lots in the SF-3 zoning district. The applicant proposes buffer averaging to two category IV wetlands for future building on proposed lot 2. The site connects to 126th Ave Ct E via private access.
Environmental Review: The lead agency determined this proposal will not have a probable significant adverse impact upon the environment and is conditioned to include necessary mitigation measures to compensate for probable significant impacts. An Environmental Impact Statement is not required under RCW 43.21C.030(2)(C). This decision was made after review of a completed environmental checklist and other information on file. This DMNS is issued under WAC 197-11-340 and EMC 20.05.150 based on the findings and conclusions noted herein. Issuance of this threshold determination does not constitute approval of the permit. This proposal will be reviewed for compliance with all applicable City codes, ordinances, plans, and policies.
COMMENTS DUE: Written comments must be submitted by 5:00 pm on October 6, 2025 to comdev@cityofedgewood.org or delivered to 2224 104th Ave E, Edgewood, WA 98372.
APPEALS: This determination may be appealed to the City of Edgewood pursuant to EMC 20.05.250(J). Appeals must be submitted in writing along with the appeal fee to 10440 Dom Calata Way E, Edgewood, WA 98372. The person appealing will then be notified of a hearing date, and public notice will be provided consistent with the Edgewood Municipal Code. Appeals must be filed by 5:00 PM on October 20, 2025.
