NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF JACKSON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated December 29, 2000, executed by JESSIE J. MCCARTY and DELORES M. MCCARTY conveying certain real property therein described to ANDY J ALFONSO III, as Trustee, for CROSSLAND MORTGAGE CORP., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Jackson County, Mississippi filed and recorded January 11, 2001, in Deed Book 1686, Page 330; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Select Portfolio Servicing, Inc.; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on October 17, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Jackson County, Mississippi, to wit: STARTING AT THE NORTHEAST CORNER OF THE NORTHEAST QUARTER OF SECTION 32, TOWNSHIP 7 SOUTH, RANGE 5 WEST, JACKSON COUNTY, MISSISSIPPI, THENCE RUN SOUTH 16 FEET TO THE SOUTH MARGIN OF FREDERICK STREET; THENCE RUN WEST A DISTANCE OF 915 FEET ALONG THE SOUTH MARGIN OF FREDERICK STREET TO THE POINT OF BEGINNING; THENCE RUN SOUTH 54.41 FEET; THENCE SOUTH 10 DEGREES 05 MINUTES WEST 97.08 FEET; THENCE EAST 117.0 FEET; THENCE NORTH 150 FEET TO THE SOUTH MARGIN OF FREDERICK STREET; THENCE WEST 100 FEET TO THE POINT OF BEGINNING. PROPERTY ADDRESS: The street address of the property is believed to be 6118 FREDERICK ST, MOSS POINT, MS 39563. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
