Notice is hereby given that the Board of Zoning Appeals of Columbus, Georgia will hold a public hearing 10/1/2025 2:00PM, in the City Council Chambers located on the 2nd Floor of the C.E. "Red" McDaniel City Services Located at 3111 Citizens Way, Columbus, GA 31906, relative to requested variances or modifications from the Zoning Ordinance, relative to property inside Columbus, Georgia, as follows:
Appeal Request at Kathryn Rizzo for a variance from the zoning ordinance for 524 BROADWAY, Columbus: Appellant requests variance for side porch and stairs to be 3' off the property line. Appeal Request at Jonathan Oliver for a variance from the zoning ordinance for 5266 23RD AVE, Columbus: Appellant requests variance to reduce side setback for an accessory structure from 5' required to 1' from property line. Appeal Request at TBG Residential for a variance from the zoning ordinance for 5996 WARM SPRINGS RD, COLUMBUS: The appellant is requesting relief from Section 4.3.8. - Parking Stall and Bay Dimensions requirements of 20' parking stall length for 90-degree parking. The request is to change this parking stall length from 20' to 18'. Appellant also requests a reduction in the required number of parking spaces under Table 4.3.3 of the UDO. Per Table 4.3.3, a total of 368 parking spaces are required. Appellant proposes to provide 255 spaces with equates to 1.25 spaces per dwelling unit and 7 additional spaces for the leasing office.
