CITY OF HOLMES BEACH, FLORIDA NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that on September 25, 2025 at 2:00 P.M., the City Commission of the City of Holmes Beach, Manatee County, Florida, will hold public hearing at the Patricia A. Geyer Commission Chambers, 5801 Marina Drive, Holmes Beach, Florida 34217, to consider a Special Exception / Site Plan request (Res. No. 25-06 / Case # LD25-000034) for the following described property in Manatee County: The location of the subject property: 5804 Marina Drive Holmes Beach, FL 34217 (PID #7227410003) The applicant is seeking: The Applicant is requesting Special Exception and site plan approval (Res. No. 25-06 / Case #LD25-000034) to use the property at 5804 Marina Drive Holmes Beach, FL 34217 for contractor's office. Per Ord. 24-10, a contractor's office is a use allowed in the 3-C zoning district with approval of a Special Exception and site plan by the City Commission. The subject property is approximately 19,000 sq.ft. and is located within the C-3, commercial/ mixed-use overlay zoning district. All interested parties are encouraged to appear and be heard regarding the special exception / site plan request and may submit written or oral comments to the City Clerk before or at the hearing. A copy of the materials to be presented at the hearing will be available for public inspection starting on September 18 th at City Clerk's office, 5801 Marina Drive, Holmes Beach, FL 34217, between 8:00 a.m. and 4:00 p.m. Monday through Friday, excluding holidays. In accordance with the Americans with Disabilities Act, any person requiring special accommodations at any of these meetings because of a disability or physical impairment, should contact the City Clerk's office at 941.708.5800 at least 48 hours prior to the meeting. Any person who decides to appeal any decision made, with respect to any matter considered at such hearing, will need a record of the proceedings and, for such purposes, may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based, per s. 286.0105, F.S. Verbatim transcripts are not furnished by the City of Holmes Beach and should one be desired, arrangements should be made in advance by the interested party (i.e. Court Reporter).
