2023-CP-07-00576 BY VIRTUE of a decree heretofore granted in the case of: Wilmington Savings Fund Society, FSB, not individually but solely as trustee for Finance of America Structured Securities Acquisition Trust 2019-HB1 against Esther Williams Bigger n/k/a Esther Bigger Williams; et al, I, the undersigned Special Referee for Beaufort County, will sell on November 3, 2025 at 11:00 AM, Beaufort County Courthouse, 102 Ribaut Road, Room 208, Beaufort, SC 29902, to the highest bidder: All that certain piece, parcel or lot of land together with all improvements thereon, situate, lying and being on St. Helena Island, Beaufort County, South Carolina, shown and designated as Lot No. 9, Block E, Dulamo Subdivision on a plat prepared by Neils Christensen dated February 9, 1977 and recorded in the RMC Office for Beaufort County, South Carolina in Plat Book 25 at Page 115. For a more complete description as to metes, bounds, courses and distances, reference may be had to an individual plat prepared by Gary L. Everett by David E. Gasque, RLS dated November 18, 1996, and recorded in Book 903 at Page 1701, in the aforesaid Office of the Register of Deeds. This conveyance is made subject to the Restrictive Covenants recorded in the RMC Office for Beaufort County, South Carolina in Deed Book 247 at Page 752 and Declaration of Covenants and Restrictions for Dulamo Estates Subdivision and Provisions of Dulamo Homeowners Association, Inc., recorded in RMC Office for Beaufort County, South Carolina in Deed Book 256 at Page 1678. Being all and the same lot of ground by which Deed dated April 17, 2002, and recorded among the Land Records of Beaufort County, South Carolina, in Liber 1593, folio 1400 was granted and conveyed by Gary L. Everett unto Esther Bigger Williams. Property Address: 38 Escamacu Circle, St. Helena Island, SC 29920 Parcel No. R300 011 000 0126 Pursuant to South Carolina Supreme Court Administrative Order 2022-02-17-02, protective masks are no longer required in county courthouses; however, any person who is at risk or concerned about the dangers of COVID-19 may continue to wear a mask inside any courthouse, subject to a request from judges, courthouse staff, or law enforcement to briefly remove that mask during the presentation of a case or when necessary for security or identification purposes. TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of the amount bid, in certified check, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the terms of the bid within twenty (20) days, then the Special Referee may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder). A personal or deficiency judgment being waived by Plaintiff, the sale shall close on the Sales Day. Purchaser to pay for documentary stamps on Special Referee's Deed. The successful bidder will be required to pay interest on the amount of the balance of the bid from date of sale to date of compliance with the bid at the rate of 4.990% per annum.
