SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on March 17, 2022, Jeremy Tillman executed a Deed of Trust to David B. Pilger, Trustee for the benefit of I-Deal Homes and Real Estate Holdings, LLC, which is recorded in Book 3890 at Page 556 as Instrument No. 202206046 in the office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, Underwood Law Firm PLLC has been substituted as Trustee under the Deed of Trust; and WHEREAS, default has been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby has been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, I-Deal Homes and Real Estate Holdings, LLC, has requested the undersigned Substituted Trustee to execute the trust and sell the property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Substituted Trustee's fees, and expenses of sale. NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on October 15, 2025, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the west front door of the Jackson County Courthouse in Pascagoula, Mississippi, the following described property together with all improvements thereon situated in Jackson County, Mississippi, being the same property described in the Deed of Trust: That certain tract, piece or parcel of land situated in Section 30, Township 7 South, Range 5 West, Jackson County, Mississippi, and more particularly described as follows, to-wit: Beginning at the intersection of the South margin of Elder Ferry Road and the East margin of First Street, as both streets are now existing and from said Point of Beginning, run thence South along the East margin of First Street a distance of 175 feet, more or less, to the Northwest corner of property conveyed to Paul Eaves by Deed recorded in Book 153, Page 355, Land Deed Records of Jackson County, Mississippi, and to the point of beginning of the herein described property; thence run East along the North margin of said Eaves property a distance of 165 feet to a point; thence run Northwesterly a distance of 50 feet, more or less, to a point, said point being the Southeast corner of that certain property conveyed to John A. Rathel by the Grantors herein and recorded in Book 569, Page 377, Land Deed Records of Jackson County, Mississippi; and from said point thence run West a distance of 165 feet, more or less, along the South boundary of said Rathel property to a point on First Street which is 50 feet North of the point of beginning of the herein described property; and from said point, thence run South 50 feet more or less, to the point of beginning. Being identified as a part of Lot 25 of Popp's Subdivision per plat thereof recorded in Deed Book 7, Page 325, Land Deed Records of Jackson County, Mississippi.
