BY VIRTUE of a decree heretofore granted in the case of: Vanderbilt Mortgage and Finance, Inc. against Angela Renee Smith aka Angela Renee Hagood, I, the undersigned Special Referee for Beaufort County, will sell on October 6, 2025, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the Beaufort County Court House 102 Ribaut Road in Beaufort, South Carolina, to the highest bidder, the following described property, to-wit: All that certain piece, parcel, or tract of land, together with the improvements thereon, containing one (1) acre, more or less, situate, lying and being in Sheldon Township, Beaufort County, South Carolina, designated as PARCEL "A" on a plat of the property of Evelina A. Williams by Rod C. Spann, R.L.S., dated November 9, 1979. Reference to said plat is prayed for a full and more complete description as to the metes and bounds of the said Parcel "A". RESERVING a right-of-way twenty (20') feet in width running along the Southwestern boundary of the lot hereinabove conveyed, to provide ingress and egress between Twickenham Plantation Road and Parcel "B" as shown on said plat. Also includes a mobile/manufactured home, a 2012 CMH VIN: WHC019120GAAB Being the same property conveyed to Angela Renee Hagood by deed of Terria Chisolm, dated May 31, 2008 and recorded June 3, 2008 in Deed Book 2728 at Page 2400; thereafter, Angela Renee Hagood nka Angela Renee Smith conveyed the subject property to Angela Renee Smith, by deed dated November 17, 2011 and recorded November 28, 2011 in Deed Book 3100 at Page 2605. TMS No. R700-013-000-002A-0000 Property Address: 166 Twickenham Road, Yemassee, SC 29945 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Special Referee may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 10.9200%. THIS SALE IS SUBJECT TO ASSESSMENTS, COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES. No personal or deficiency judgment being demanded, the bidding will conclude at the fall of the gavel on the date of the sale. Compliance with the bid may be made immediately.
