ALL that certain Apartment situate, lying and being on Harbor Island, Beaufort County, South Carolina and being Apartment 315, Building B, Phase II, of Harbor Island Beach House and Ocean Villas, Horizontal Property Regime, pursuant to the Master Deed of Harbor Island Development Associates, a General Partnership, establishing said Horizontal Property Regime, said Master Deed being dated June 20, 1985, and recorded in the Office of the Register of Mesne Conveyances for Beaufort County, South Carolina in Deed Book 424 at Page 58, and by Amendment to the Master Deed dated December 15, 1985, and recorded in Deed Book 438 at Page 218.
ALSO, all the rights, privileges and common elements appertaining to the above described Apartments, as set forth in the Master Deed and By-Laws.
This being the same property conveyed to Bradly Christopher Tweardy and Kathleen Ferguson Tweardy, as joint tenants with right of survivorship and not as tenants in common, by General Warranty Deed of Joyce E. Griffin fka Joyce G. Kuchar dated May 6, 2022 and recorded May 9, 2022 in Book 4144 at Page 202, in the Office of the Register of Deeds for Beaufort County, South Carolina.

TERMS OF SALE: For cash. Interest at the current rate of 5.5% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for Beaufort County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Master-in-Equity for Beaufort County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property. Prospective bidders may wish to assess these matters to their satisfaction prior to sale.
