Notice of Sale C/A No: 2024-CP-07-02068 BY VIRTUE OF A DECREE of the Court of Common Pleas for Beaufort County, South Carolina, heretofore issued in the case of U.S. Bank National Association, as Indenture Trustee on behalf of and with respect to Ajax Mortgage Loan Trust 2021-F, Mortgage-Backed Securities, Series 2021-F vs. Paul Shepherd a/k/a Paul Winston Shepherd; Tracy Shepherd; Midland Funding LLC; Portfolio Recovery Associates LLC I the undersigned as Master-in-Equity for Beaufort County, will sell on October 6, 2025 at 11:00 AM at Beaufort County Court House, Beaufort, South Carolina 29902 to the highest bidder: Legal Description and Property Address: ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND TOGETHER WITH ALL BUILDINGS AND IMPROVEMENTS THEREON, SITUATE, LYING AND BEING ON LADY'S ISLAND, BEAUFORT COUNTY, SOUTH CAROLINA, AND BEING KNOWN AND DESCRIBED AS LOT 198, IN TELFAIR SUBDIVISION, SOMETIMES REFERRED TO AS TELFAIR ESTATES IN PHASE V, ON A PLAT PREPARED BY DAVID E. GESQUE, RLS, DATED DECEMBER 8, 1998 WITH LATEST REVISION DATED OCTOBER 27, 1999, ENTITLED "SUBDIVISION PLAT OF TELFATE SUBDIVISION, PHASE 1, PREPARED FOR BRICKYARD HOLDINGS, INC." FOR A MORE ACCURATE DESCRIPTION OF SAID LOT, REFERENCE IS MADE TO THAT CERTAIN INDIVIDUAL PLAT PREPARED BY CHRISTIAN KHALIL SURVEYORS, INC., DATED JUNE 18, 2002, AND RECORDED IN THE OFFICE OF THE REGISTER OF DEEDS FOR BEAUFORT COUNTY, SOUTH CAROLINA IN BOOK 1608 AT PAGE 1900. THIS BEING the same property conveyed unto Paul Shepherd and Tracy Shepherd, as joint tenants with the right of survivorship, by virtue of a Warranty Deed from Julian D Jones and Moira G Jones dated April 28, 2006, and recorded June 2, 2006, in Book 2366 at Page 346 in the Office of the Register of Deeds for Beaufort County, South Carolina. THEREAFTER, Tracy Shepherd conveyed her interest in the subject property unto Paul Shepherd by virtue of a Quitclaim Deed dated February 25, 2012, and recorded February 27, 2012, in Book 3122 at Page 1816 in the Office of the Register of Deeds for Beaufort County, South Carolina; thereby making Paul Shepherd the sole owner of the subject property. 18 Meagan Drive Beaufort, SC 29907 TMS# R200 010 00C 0201 0000 TERMS OF SALE: For cash. Interest at the current rate of 3.875% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for Beaufort County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Master-in-Equity for Beaufort County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
