SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on January 3, 2018, Betty J. Halula, a single person, executed a certain deed of trust to William Lee Guice, III, Trustee for the benefit of Keesler Federal Credit Union, which deed of trust is of record in the Office of the Chancery Clerk of the First Judicial District of Harrison County, State of Mississippi in Instrument No. 2018 357 T -J1; and WHEREAS, Keesler Federal Credit Union, has heretofore substituted McPhail Sanchez, LLC as Trustee by instrument dated June 16, 2022 and recorded in the aforesaid Chancery Clerk's Office in Instrument No. 2022-0015184-T-J1; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Keesler Federal Credit Union, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, McPhail Sanchez, LLC, Substituted Trustee in said deed of trust, will on October 14, 2025 offer for sale at public outcry through duly appointed auctioneer and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Front Door of the Harrison County Courthouse, located at 1801 23rd Avenue, Gulfport, MS 39501 to the highest and best bidder for cash the following described property situated in Harrison County, Mississippi, to-wit: From the SW Corner of the NW 1/4 of the NW 1/4, Section 23, T5S, R12W, Harrison County, Mississippi, run N 53 degrees 00 minutes 19 seconds East 754.15 feet to the point of beginning. From this point of beginning, run N 89 degrees 46 minutes 04 seconds E 435.33 feet, then run, N 00 degrees 13 minutes 56 seconds W 117.09 feet, then run, S 89 degrees 46 minutes 04 seconds W 466.77 feet, then run S 15 degrees 15 minutes 54 seconds E 121.24 feet to the point of beginning. This parcel contains 1.21 acres, more or less. I WILL CONVEY only such title as vested in me as Substituted Trustee.
