NOTICE OF PUBLIC HEARING PLACER COUNTY PLANNING COMMISSION WHERE: Planning Commission Hearing Room 3091 - County Center Drive, Auburn, CA 95603 WHEN: September 25, 2025, 9:00 AM or as soon thereafter SUBJECT: Placer Vineyards Property 1A – Development Agreement Amendment and Small Lot Vesting Tentative Map Modification (PLN25-00085), Supervisorial District 1 NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public hearing at the time and place stated above to consider a request submitted by Lennar Homes of California, Inc. The Planning Commission will consider and make a recommendation to the Board of Supervisors to: (1) adopt an ordinance approving an amendment, concerning the affordable housing requirements, to the Second Amended and Restated Development Agreement between the County and Lennar Homes of California, Inc. relative to the Placer Vineyards Specific Plan (PVSP) Property 1A; and (2) approve a modification to the PVSP Property 1A Small Lot Vesting Tentative Subdivision Map condition of approval 221 concerning the affordable housing requirements. PVSP Property 1A is bounded by Baseline Road to the north, the old Walerga Road alignment to the east, Dry Creek corridor and the PVSP Property 2 subdivision (under construction) to the south, and Placer Creek Drive (under construction) to the west, in the unincorporated Roseville area. See map below. The Planning Commission will also consider and make a recommendation to the Board of Supervisors that this action is exempt from environmental review pursuant to Guidelines Section 15061(b)(3) of the California Environmental Quality Act. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the public entity conducting the hearing at, or prior to, the public hearing. Interested persons are invited to attend the hearing through the means provided on the meeting agenda, found at https://www.placer.ca.gov/10070/_2025. All letters, written materials, studies or reports, should be delivered to the Clerk of the Board at 175 Fulweiler Avenue, Auburn, CA 95603, or emailed to Planningcommission@placer.ca.gov.
