NOTICE OF FORECLOSURE SALE UNDER POWER BIBB COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by Jimmy L. Moye to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Lehman Brothers Bank, FSB, dated February 22, 2007, and recorded in Deed Book 7409, Page 145, Bibb County, Georgia Records, as last transferred to Wells Fargo Bank, National Association, as Trustee for Structured Asset Securities Corporation Mortgage Loan Trust 2007-OSI by assignment recorded on January 27, 2010 in Book 8237 Page 78 in the Office of the Clerk of Superior Court of Bibb County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Eighty-Eight Thousand and 0/100 dollars ($88,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash at the United Building in Central City Park – 206 7th St, Macon, GA 31201 Bibb County, Georgia, within the legal hours of sale on October 7, 2025, the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN THE CITY OF MACON, BIBB COUNTY, GEORGIA, BEING KNOWN AS LOT 37 IN BLOCK 9, OF CHEROKEE HEIGHTS, ACCORDING TO PLAT OF RECORD IN PLAT BOOK 3, FOLIO 179, CLERK'S OFFICE, BIBB SUPERIOR COURT, AND BEING MORE PARTICULARLY DESCRIBED, ACCORDING TO SAID PLAT, AS FOLLOWS: BEGINNING ON THE SOUTHWESTERLY CORNER OF THE INTERSECTION OF SUWANEE AND HILLYER AVENUE; THENCE WEST ALONG THE SOUTH SIDE OF SUWANEE AVENUE A DISTANCE OF 66.5 FEET TO THE LINE OF LOT 36; THENCE SOUTH ALONG THE LINE OF LOT 36 A DISTANCE OF 122.8 FEET; THENCE EAST A DISTANCE OF 66.5 FEET TO THE WEST SIDE OF HILLYER AVENUE; THENCE NORTH ALONG HILLYER AVENUE A DISTANCE OF 122.9 FEET TO THE POINT OF BEGINNING; BEING IMPROVED PROPERTY KNOWN AS 2706 SUWANEE AVENUE, ACCORDING TO THE PRESENT PLAN OF NUMBERING HOUSES IN THE CITY OF MACON, GEORGIA. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
