NOTICE OF FORECLOSURE SALE UNDER POWER BIBB COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by Albert J Abrams to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Homecomings Financial, LLC (F/K/A Homecomings Financial Network, Inc.), dated January 31, 2007, and recorded in Deed Book 7379, Page 203, Bibb County, Georgia Records, as last transferred to U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee, successor in interest to Bank of America National Association, as Trustee, successor by merger to LaSalle Bank National Association, as Trustee for Residential Asset Mortgage Products, Inc., Mortgage Asset-Backed Pass-Through Certificates, Series 2007-RS2 by assignment recorded on April 30, 2025 in Book 12132 Page 325 in the Office of the Clerk of Superior Court of Bibb County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Sixty-Two Thousand Five Hundred and 0/100 dollars ($62,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash at the United Building in Central City Park – 206 7th St, Macon, GA 31201 of Bibb County, Georgia, within the legal hours of sale on October 7, 2025, the following described property: All that tract or parcel of land lying and being in the City of Macon, Bibb County, Georgia, in Land Lot 32 of Macon Reserve West, being shown and designated as Parcel 3A, according to an asbuilt survey for Albert Abrams made by James R. McDougald, GRLS #2702, dated January 10, 2007, recorded in Plat Book 92, Page 315, Clerk's Office, Bibb Superior Court. Said parcel has such size, shape and dimensions as shown on said plat, which by reference thereto is made a part hereof. Said property is conveyed subject to all zoning ordinances, easements, conditions and restrictions of record. Deed Reference: Deed Book 4544, Page 279, Clerk's Office, Bibb Superior Court The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
