NOTICE OF SALE UNDER POWER IN SECURITY DEED
GEORGIA, BIBB COUNTY.
By virtue of the power of sale contained in the SECURITY DEED given by MAKPOW MARKETING & INVESTMENTS LLC to THE CITIZENS BANK OF COCHRAN dated December 1, 2023, and recorded in Deed Book 11745, Pages 84-93, in the Office of the Clerk of the Superior Court of Bibb County, Ga., conveying the below-described property, to secure that certain Promissory Note given by Makpow Marketing & Investments LLC to The Citizens Bank of Cochran in the original principal amount of $167,802.65 with interest thereon as set forth therein, there will be sold by the undersigned at public outcry to the highest bidder before the Courthouse Door at Bibb County, Georgia, within the legal hours of sale, on the first Tuesday in October, 2025, the following described property:
All that real estate situated and being in Original Lot 351 in the 13th District of Bibb County, Georgia, and known as all of Lot 8 in Block 3 and a small portion of Lot 7 in Block 3, lying West of said Lot 8 as shown by plat of record in the Office of the Clerk of Bibb County Superior Court in Book of Plats 4, Pages 38 and 39, the entire tract hereby conveyed being shown on a plat made by E.L. Gostin, C.E., dated October 8, 1941, as beginning at a point on the northeast side of Berkley Drive, which point is two hundred sixty (260) feet southeast of the center line of Resthaven Avenue as extended, and is three and five-tenths (3.5) feet northwest of the line between Lots 7 and 8 in said Block 3, and from said point extending in a northeasterly direction a distance of one hundred seventy-five and nine-tenths (175.9) feet to a point on the rear line of Lot 7 in Block 3, which is ten (10) feet northwest of the original line between Lot 7 and 8; thence southeasterly along the line between Lots 7 and 8 and Lots 14 and 15 in said Block a distance of seventy (70) feet to the line between Lots 8 and 9 in said Block; thence southwesterly along the line between Lots 8 and 9 a distance of one hundred fifty-four and one-tenth (154.1) feet to the northeasterly side of Berkley Drive; thence northwesterly along the northeasterly side of Berkley Drive a distance of seventy-three and five-tenths (73.5) feet to the point of beginning.

THE ABOVE PROPERTY IS LOCATED AT: 3747 BERKLEY DRIVE, MACON, GA 31204.
To the best knowledge and belief of the undersigned, the person or persons who may be in the possession of such property is Makpow Marketing & Investments LLC.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to make payments in accordance with the terms of said Promissory Note. The debt remaining in default, this sale will be made for the purpose of paying the same, and all expenses of sale, including attorney's fees.
Said property will be sold subject to all outstanding ad valorem taxes and/or assessments and/or restrictions and/or zoning ordinances and/or covenants; matters that may be disclosed by an accurate survey and/or inspection of the property; and matters of record superior to the Security Deed.
Notice has been given of intention to collect attorney's fees in accordance with the terms of the Promissory Note secured by the property.
Additionally, this sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U. S. Bankruptcy Code and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
