TRUSTEE'S NOTICE OF SALE
WHEREAS, on January 20, 2023, Dorries Street, LLC, by and through Joseph F. Gazzo, III and Jonathan H. Gazzo, its Members and Managers, executed a Deed of Trust, Security Agreement and Assignment of Leases and Rents to Edward P. Atkinson, as Trustee for Cadence Bank, Beneficiary, which is recorded in the office of the Chancery Clerk of 2nd J.D., Harrison County, MS, at Instrument No. 2023-0000470-T-J2;
WHEREAS, on August 20, 2025, Cadence Bank, substituted James Eldred Renfroe as Trustee in the aforementioned deeds of trust with this recorded at Instrument No. 2025-0005881-T-J2;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Cadence Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on October 16, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the south main door of the Second Judicial District, Harrison County Courthouse in Biloxi, MS, to the highest and best bidder for cash, the following described property situated in 2nd J.D., Harrison County, MS, to-wit:
Parcel of land situated in Section 33, Township 7 South, Range 10 West, City of Biloxi, Second Judicial District, Harrison County, Mississippi, being more particularly described as follows: Commence at the NW intersection of the north margin of the Louisville and Nashville Railroad Right of Way and the west margin of Edgewater Drive; thence run North 08 degrees 44' 18" West, along said west margin of Edgewater Drive for a distance of 135.45 feet to the Point of Beginning; thence run North 88 degrees 42' 29" West for a distance of 172.88 feet to a point; thence run North 87 degrees 57' 45" West a distance of 98 feet to a point; thence run North 03 degrees 19' 25" West a distance of 141.04 feet to a point; thence run North 89 degrees 53' 00" East a distance of 256.10 feet to a point on said west margin of Edgewater Drive; thence run South 08 degrees 44' 18" East along said west margin of Edgewater Drive a distance of 150.45 feet to the POINT OF BEGINNING, containing approximately 38.191 square feet or 0.88 acres.
I will convey only such title as is vested in me as Trustee, with no warranties.
