STATE OF MISSISSIPPI COUNTY OF HARRISON NOTICE OF SUBSTITUTED TRUSTEE'S SALE OF LAND WHEREAS, Justin A. Cuevas and Kelly C. Cuevas, executed that certain Deed of Trust to James K. Wetzel, as Trustee for Gulf Coast Community Federal Credit Union, Beneficiary, which Deed of Trust is dated November 28, 2011, and which is recorded on December 5, 2011, in Deed of Trust Book as Instrument No. 2011-10685-T- J1, thereof, in the Records of Mortgages and Deeds of Trust on Land in the office of the Chancery Clerk of Harrison County, Mississippi; and; WHEREAS, the said Deed of Trust covers the following described land and property situated in Harrison County, State of Mississippi, and more particularly described as follows, to-wit: Lot Six (6), Block Forty Two (42), GULFPORT BAYOU VIEW SUBDIVISION, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 17 at Page 9 thereof, reference to which is hereby made in aid of and as a part of this description. WHEREAS, the said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named in said Deed of Trust, and Gulf Coast Community Federal Credit Union appointed and substituted MARK C. ORGLER, as Substitute Trustee therein in the place of James K. Wetzel, Trustee by Substitution of Trustee dated August 21, 2025, and recorded August 22, 2025, as Instrument No. 2025-18272-T- J1, in the Office of the Chancery Clerk aforesaid, as was its right to do under the terms and conditions of said Deed of Trust; and WHEREAS, default has been made in the terms and conditions of the said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms and conditions of said Deed of Trust, and the legal holder of said indebtedness, Gulf Coast Community Federal Credit Union, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms and conditions of said Deed of Trust for the purpose of raising sums due thereunder, together with the attorney's fees and expenses of sale. NOW THEREFORE, the undersigned Substituted Trustee pursuant to such authority and at the request so made, does hereby give notice that he will sell during the legal hours (between the hours of 11:00 o'clock A.M. and 4:00 o'clock P.M.) on the 2nd day of October, 2025, at the East front door, 1801 23rd Avenue of the County Courthouse for Harrison County, First Judicial District, Mississippi, City of Gulfport, Mississippi, to the highest and best bidder for cash, the above described land and property. TITLE TO THE ABOVE described land and property is believed to be good, but I will convey only such title as is vested in me as such Trustee.
