Under and by virtue of the Power of Sale in a certain Deed to Secure Debt from MACON LAND AND REAL ESTATE, LLC, Grantor, to MF80, LLC, a Georgia limited liability company, Grantee, dated April 1, 2024, recorded in Deed Book 11839, Page 232, Clerk's Office, Bibb Superior Court Records; said Deed to Secure Debt having been given to secure that certain Promissory Note dated April 1, 2021, in the original principal amount of Eight Hundred Fifty-Five Thousand and 00/100 Dollars ($855,000.00) and that certain Promissory Note dated April 1, 2021, in the original principal amount of Fifty Thousand and 00/100 Dollars ($50,000.00), there will be sold by the undersigned at public outcry, during the legal hours of sale at the United Building in Central City Park located at 206 7th Street, Macon, Bibb County, Georgia, on the first Tuesday in October, 2025, to-wit, October 7, 2025, to the highest and best bidder for cash, the following described property:
All that tract or parcel of land lying in Land Lot 195, Fourth Land District, Macon, Bibb County, Georgia, containing 0.64 acres of land, more or less, and being part of Lots "E", "F" and "G", of W. F. Montgomery's Commercial Subdivision, as shown by plat of record in Plat Book 31, Page 26, deed records of Bibb County, Georgia, and being more particularly described as follows:
Commencing at the intersection of the Southerly projection of the Northeasterly right of way line of Pio Nono Avenue with the Southerly projection of the Northwesterly right or way line of Houston Avenue, said point being the POINT OF COMMENCEMENT of the herein described tract, thence North 27 degrees 16
minutes 00 seconds West along the projection of the Northeasterly right of way line of said Pio Nono Avenue, a distance of 55.86 feet to an iron pin set at the POINT OF BEGINNING of the herein described tract in the Northeasterly right or way line of said Pio Nono Avenue a distance of 250.74 feet to an iron pin set for corner; thence North 82 degrees 32 minutes 18 seconds East, leaving the Northeasterly right of way line of Pio Nono Avenue, a distance of 201.26 feet to an iron pin set for corner in the Northwesterly right of way line of said Houston Avenue, same being a point in the Easterly line of the above mentioned Lot "F", thence South 11 degrees 11 minutes 36 seconds West along the Northeasterly right of way line of said Houston Avenue, a distance of 250.00 feet to an iron pin set for corner at the Southeast corner of said Lot "G", thence South 84 degrees 03 minutes 00 seconds West along the South line of said Lot "G", a distance of 36.36 feet to the POINT OF BEGINNING.
There are improvements located on the property hereinabove described and conveyed known under the present system of numbering as 4685 Houston Avenue, Macon, Georgia.

The debt secured by said Deed to Secure Debt and Note has been and is hereby declared due and payable in full because of failure to make monthly installments which resulted in default pursuant to the terms of said Deed to Secure Debt and Note. Notice has been given of intention to enforce provisions for collection of attorney's fees and foreclosure in accordance with legal requirements and the terms of the Deed to Secure Debt and Note.
The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by the Deed to Secure Debt, accrued interest and expenses of the sale and other sums secured by the Deed to Secure Debt including attorney's fees, and the remainder if any shall be applied as provided by law. Notice to the debtor as required by O.C.G.A. §44-14-162-2 has been given and Justin S. Hollingsworth at Smith, Hawkins, Hollingsworth & Reeves, LLP, 688 Walnut Street, Suite 100, Macon, Georgia 31201, with a telephone number of (478) 743-4436, has the full authority to negotiate, amend, and modify all terms of the mortgage with the debtor.
To the best of the undersigned's knowledge and belief the property is in the possession of MACON LAND AND REAL ESTATE, LLC and said property will be sold as the property of MACON LAND AND REAL ESTATE, LLC subject to outstanding ad valorem taxes, street improvements, and easements or restrictions of record and prior encumbrances, if any. The undersigned will execute a deed to purchaser at said sale as provided in the Deed to Secure Debt.
