CITY OF FRESNO NOTICE OF ENVIRONMENTAL FINDING MITIGATED NEGATIVE DECLARATION: NOTICE IS HEREBY GIVEN THAT A MITIGATED NEGATIVE DECLARATION has been prepared by the City of Fresno Planning and Development Department resulting from an Initial Study and Environmental Assessment (EA) of the projects described below: Environmental Assessment No. P21-03293: for Development Permit Application No. P21-03293 pertaining to a ±15-acre site located at the northeast corner of South East Avenue and East Central Avenue. The application proposes development of a 357 stall truck trailer storage lot and provide minor modifications to the existing parking lot configuration of Building 31, (located immediately north of the site at 3611 South North Pointe Drive) within the North Point Business Park. Environmental Assessment Nos. P22-02694 and P22-03569: Maria Spera of Dirk Poeschel Land Development Services, Inc. filed Plan Amendment & Rezone Application No. P22-02694, Conditional Use Permit Application No. P22-03569, and related Environmental Assessment pertaining to ±0.84 acres of vacant property located on the north side of East Copper Avenue, between North Maple and North Cedar Avenues. Conditional Use Permit Application No. P22-03569 requests authorization to construct a ±3,500 square-foot automated car wash facility with a ±2,813 squarefoot canopy for vacuum area. The applicant also proposes to amend the Fresno General Plan and the Woodward Park Community Plan to change the planned land use designation for the subject property from Commercial – Community (±0.84) to Commercial – General (±0.84) in accordance with the Plan Amendment Application.
