Pursuant to Section 33-310.1. A(I) of the Code of Miami-Dade County, the Assistant Director of the Department of Regulatory and Economic Resources has approved the following Substan- tial Compliance Determination:
D2025000009: Substantial Compliance Determination for Mod Wash Miami, LLC. c/o Holland & Knight LLP., for a property located at 3500 NW 79 Street, in unincorporated Miami-Dade County, Florida. Plans entitled: “Mod Wash Express Car Wash”, prepared by Bowman, consisting of three (3) sheets dated stamped re- ceived April 4, 2025; landscape plans prepared by Thomas En- gineering Group, consisting of eight (8) sheets dated stamped received April 4, 2025; and architectural plans prepared by Thomas E. Morgan, Jr. Architect, consisting of five (5) sheets dated stamped received April 4, 2025; for a total of sixteen (16) sheets, were found to be substantially in accordance by the Department of Regulatory and Economic Resources with pre- vious plans approved pursuant to Resolution No. CZAB8-26- 12, passed and adopted by Community Zoning Appeals Board 8 on December 19, 2012, and lastly amended by Substantial application D2021000055.
Any property owner in the area may appeal a decision by filing an appeal of an administrative decision application on or before October 7, 2025.
