Whereas, on 9/23/2020, Joshua Brian Obiol A Single Man, executed a certain deed of trust to Pilger Title Co., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, , State of Mississippi as Instrument No 202021468, Book 3712, Page 427; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 3/18/2025 as Instrument No. 202504509, Book 4135, Page 882; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 8/21/2025 in the aforesaid Chancery Clerk's Office as Instrument No. 202516440, Book 4176, Page 847-848 and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 9/26/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Jackson County, Mississippi, located at West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash the following described property situated in Jackson County, State of Mississippi, to-wit: That certain tract, piece or parcel of property located and situated in the Northwest Quarter of the Southwest Quarter and in the Southwest Quarter of the Southwest Quarter, Section 34, Township 4 South, Range 5 West, Jackson County, Mississippi, being more particularly described as follows, to-wit: Commencing at the Northeast corner of the Southwest Quarter of the Southwest Quarter of Section 34, Township 4 South, Range 5 West, Jackson County, Mississippi: thence South 1 degree 18 minutes 19 seconds West 108.09 feet to the South right-of-way of Mississippi Highway 614: thence North 68 degrees 21 minutes 35 seconds West along the South right-of-way of Mississippi Highway 614, 499.97 feet to the Point Of Beginning; thence South 1 degree 18 minutes 19 seconds West 177.38 feet; thence North 77 degrees 25 minutes 47 seconds West 263.67 feet to the Southeast corner of that property described in Deed Book 911, Page 595; thence North 21 degrees 43 minutes 28 Seconds East along the East line of said property 207.89 feet to the South right-of-way of Mississippi State Highway 614; thence South 68 degrees 21 minutes 35 seconds East along the South right-of-way of said Highway 198.43 feet to the point of beginning.
