NOTICE OF SALE UNDER POWER, BIBB COUNTY
Pursuant to the Power of Sale contained in a Security Deed given by Devony Sanford and Laquann
Whitehead to Wells Fargo Bank, N.A. dated 9/28/2006 and recorded in Deed Book 7250 Page 124 Bibb
County, Georgia records; as last transferred to or acquired by Deutsche Bank National Trust Company,
as Trustee for Soundview Home Loan Trust 2006-WF2, Asset-Backed Certificates, Series 2006WF2, conveying the after-described property to secure a Note in the original principal amount of
$78,400.00, with interest at the rate specified therein, there will be sold by the undersigned at public
outcry to the highest bidder for cash before the Courthouse door of Bibb County, Georgia (or such other
area as designated by Order of the Superior Court of said county), within the legal hours of sale on
October 7, 2025 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in
which case being the first Wednesday of said month), the following described property:
All that tract or parcel of land lying and being in Bibb County, Georgia, in
Land Lot 104 of the Macon Reserve East, and being known and distinguished
as part of Lot No. 24 in a subdivision of part of the A. C. Glenhill Property,
containing 1.0 acre, more or less, according to a plat thereof made by H. D.
Cutter, C. E. dated March 21, 1950, and of record in Plat Book 24, Page 28,
Clerk's Office, Bibb Superior Court.
The property herein conveyed is more particularly described according to said
plat as follows: Beginning at a point which is the southwesterly corner of Lot
No. 1 in said subdivision (said point being designated as point "C" on said
plat), and running thence in a westerly direction along the southerly line of Lot
No. 24 in said subdivision a distance of 208.7 feet to a point (said point being
designated as point "J" on said plat); running thence in a northerly direction
along the westerly line of Lot No. 24 in said subdivision a distance of 208.7 feet
to a point (said point being designated as point "R" on said plat); running
thence in a easterly direction a distance of 208.7 feet to a point on the line
dividing Lots Nos. 3 and 24 in said subdivision, and running thence in a
southerly direction along said dividing line a distance of 208.7 feet to the point
of beginning.
There is a dwelling located on said property now known as 1964 Crooms Drive
Also, all of the grantor's right, title and interest in and to a non-exclusive right
to use a street known as Crooms Drive for purposes of ingress and egress to
and from the property hereinabove described and conveyed to Ocmulgee East
Boulevard, also known as Cochran Short Route.
BEING THE SAME property conveyed to P&Y INVESTOR, INC. by
Executor's Deed from Susan Eddy Barnes as executrix dated February 15,
2006 of record February 22, 2006 in Deed Book 6963, Page 367, Clerk's Office,
Bibb Superior Court.
BEING A PORTION OF THE SAME property conveyed to SUSAN E.
BARNES AND EASTER A. LANCASTER (1/2 undivided interest) by Deed of
Assent from Susan E. Barnes, as Executrix dated April 26, 2004 of record
February 13, 2006 in Deed Book 6954, Page 63, Clerk's Office, Bibb Superior
Court.

This sale will be made subject to any right of the United States of America to
redeem the hereinabove described property within 120 days from the sale date
aforesaid, in order to satisfy certain outstanding federal tax liens.
The debt secured by said Security Deed has been and is hereby declared due because of, among
other possible events of default, failure to pay the indebtedness as and when due and in the
manner provided in the Note and Security Deed. The debt remaining in default, this sale will be
made for the purpose of paying the same and all expenses of this sale, as provided in the Security
Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been
given).
Said property is commonly known as 1964 Crooms Drive, Macon, GA 31217 together with all
fixtures and personal property attached to and constituting a part of said property, if any. To the
best knowledge and belief of the undersigned, the party (or parties) in possession of the subject
property is (are): Devony Sanford and Laquann Whitehead or tenant or tenants.
Wells Fargo Bank, NA is the entity or individual designated, who shall have full
authority to negotiate, amend and modify all terms of the mortgage.

Said property will be sold subject to: (a) any outstanding ad valorem taxes (including taxes
which are a lien, but not yet due and payable), (b) unpaid water or sewage bills that constitute a
lien against the property whether due and payable or not yet due and payable and which may not
be of record, (c) the right of redemption of any taxing authority, (d) any matters which might be
disclosed by an accurate survey and inspection of the property, and (e) any assessments, liens,
encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the
Security Deed first set out above.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the
U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the
holder of the Security Deed. Pursuant to O.C.G.A. Section 9-13-172.1, which allows for certain
procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the
Deed Under Power and other foreclosure documents may not be provided until final
confirmation and audit of the status of the loan as provided immediately above.
