NOTICE OF SALE UNDER POWER

Under and by virtue of the Power of Sale contained in that Security Deed executed by Thaffi Wilson ("Borrower") to Jana Hayes ("Lender"), dated September 22, 2024, and recorded in the Clerk's Office of the Superior Court of Bibb County, Georgia, in Deed Book 11998, Page 78, conveying the property described below to secure a Note in the original principal amount of Forty-Five Thousand Dollars ($45,000.00), with interest thereon as provided therein, the undersigned will sell at public outery to the highest bidderfor cash before the courthouse door of Bibb County, Georgia, within the legal hours of sale, on Tuesday, October 7, 2025, the following described property:
Legal Description (Exhibit "A"):
All that tract or parcel of land lying and being in the East Macon District of Bibb County, Georgia, known and designated as Lot 7, Block 1, according to the corrected plat of Wheeler Heights, recorded in Plat Book 15, Page 200, Clerk's Office, Bibb Superior Court, which plat by reference is incorporated herein for a more particular and accurate description of said property.
Said lot fronts 100 feet on the Northwest side of Agusta Avenue and extends back in a northwesterly direction between parallel lines a distance of 1.669 feet on the Northeast side an 177.3 feet on the Southwest side, and is 100.3 feet wide across the rear, and is the same property conveyed to Warren H. Oliver by deed from Mrs. Annie H. Oliver, dated March 7, 1950, recorded in Deed Book 623, Page 368, Clerk's Office, Bibb Superior Court. There is a house situated on the property known as 162 Augusta Avenue, Macon, Bibb County, Georgia.

The debt secured by said Security Deed has been declared in default, including, without limitation, failure to pay the indeptednessas and when due. Pusuant to O.C.G.A. § 44-14162, the lender has the right to declare the entire debt due and payable. The debt remaining in default, this sale will be made for purpose of paying the same and all expenses of this sale, including attorney's fees (notice of intent to collect attorner's fees having been given), as provided in the Security Deed and by law.
Said property will be sold subject to any and all outstanding ad valorem taxes, assessments, liens, easements, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession is Thaffi Wilson or tenants.
The sale will be conducted by the undersigned as Attorney-in-Fact for Thaffi Wilson, pursuant to the power of sale contained in the Security Deed.
