NOTICE OF SUBSTITUTED TRUSTEE'S SALE WHEREAS, on 12/08/2004, HEIDI C. PINTO executed a Promissory Note payable to the order of AMERICA'S MONEYLINE, INC. WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 12/08/2004, executed by HEIDI C. PINTO, UNMARRIED and being recorded on 12/16/2004 in Book 2227, Page 122 as Document No. 200438120 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to JOHN M. MERCER, Trustee and to AMERICA'S MONEYLINE, INC., as Beneficiary, the hereinafter described property; and WHEREAS, SAXON MORTGAGE, INC., assigned said Deed of Trust to DEUTSCHE BANK TRUST COMPANY AMERICAS AS INDENTURE TRUSTEE FOR THE REGISTERED HOLDERS OF SAXON ASSET SECURITIES TRUST 2005-1 MORTGAGE LOAN ASSET BACKED NOTES, SERIES 2005-1 via an instrument filed of record on June 20, 2025 in Book 4160, Page 238 as Document No. 202511305 in the office of the Clerk of the Jackson County, State of Mississippi; and WHEREAS, DEUTSCHE BANK TRUST COMPANY AMERICAS as INDENTURE Trustee for the registered holders of SAXON ASSET SECURITIES TRUST 2005-1 MORTGAGE LOAN ASSET BACKED NOTES, SERIES 2005-1 appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 08/12/2025 and recorded on 08/13/2025 in Book 4174, Page 465 as Document No. 202515457 of the records of the Jackson County, State of Mississippi and WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 09/17/2025, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the West Front Door, Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson County, Mississippi, to wit: PROPERTY SITUATED IN THE COUNTY OF JACKSON, STATE OF MISSISSIPPI, MORE PARTICULARLY DESCRIBED AS FOLLOWS: LOT 9, BLOCK 134A, GULF PARK ESTATES, INC., UNIT 19, JACKSON COUNTY, MISSISSIPPI, PER PLAT THEREOF RECORDED IN PLAT BOOK 5, PAGES 41, ON FILE IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, MISSISSIPPI.
