NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF JACKSON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated August 5, 2011, executed by CHARLES M RHINELANDER and EMILY RHINELANDER conveying certain real property therein described to TITLELOGIC, INC., as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR PRIMELENDING, A PLAINSCAPITAL COMPANY, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Jackson County, Mississippi filed and recorded January 27, 2012, in Deed Book 3021, Page 421; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Cascade Funding Mortgage Trust AB2; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on September 24, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Jackson County, Mississippi, to wit: THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE COUNTY OF JACKSON, STATE OF MISSISSIPPI, AND IS DESCRIBED AS FOLLOWS: THAT CERTAIN PARCEL OF LAND SITUATED IN SECTION 25, TOWNSHIP 7 SOUTH, RANGE 9 WEST, IN THE CITY OF OCEAN SPRINGS, JACKSON COUNTY, MISSISSIPPI, MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT: COMMENCING AT THE SOUTHEAST CORNER OF CLEVELAND AND DAVIDSON AVENUE: THENCE SOUTH 64 DEGREES 00' EAST 105 FEET TO A CONCRETE MONUMENT ON THE SOUTH MARGIN OF CLEVELAND AVENUE; THENCE SOUTH 24 DEGREES 30' WEST 307 FEET TO A CONCRETE MONUMENT, SAID MONUMENT MARKING THE NORTHWEST CORNER OF THE PROPERTY OF ISHEE; THENCE SOUTH 24D EGREES 30' WEST 109.15 FEET TO AN IRON PIPE MARKING THE NORTHWEST CORNER OF THE PROPERTY HEREIN DESCRIBED AND THE POINT OF BEGINNING; THENCE CONTINUING SOUTH 24 DEGREES 30' WEST 144.85 FEET TO AN IRON PIPE AT THE EAST END OF SCHMIDT STREET; THENCE SOUTH 53 DEGREES 42' 50" 102.15 FEET TO AN IRON PIPE, SAID PIPE BEING 14 FEET NORTH OF A CONCRETE MONUMENT; THENCE NORTH 24 DEGREES 30' EAST 177.0 FEET TO AN IRON PIPE AT A FENCE CORNER; THENCE NORTH 56 DEGREES 27' 10" WEST 36.1 FEET MEASURED ALONG A FENCE TO AN IRON PIPE, THENCE NORTH 80 DEGREES 02" WEST 66.6 FEET TO THE POINT OF BEGINNING, BEING THE SOUTHERN PORTION OF THE PROPERTY CONVEYED BY WHITE TO ISHEE BY DEED RECORDED IN BOOK 263, PAGE 100 OF THE DEED RECORDS OF JACKSON COUNTY, MISSISSIPPI, AND BEING IN WHAT IS SOMETIMES REFERRED TO AS BLOCKS 16 AND 17 OF THE CULMSEIG MAP OF THE TOWN OF OCEAN SPRINGS, MISSISSIPPI. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
