CITY OF GRAPEVINE, TEXAS On Monday evening, September 8, 2025 at 6:15 P.M. in the City Council Chambers, 2nd Floor, 200 South Main Street, Grapevine, Texas, the Board of Zoning Adjustment of the City of Grapevine will hold a public hearing to consider the following items: Case Number/Name: BZA25-05A & BZA25-05B Applicant: Leland and Chrissy Pennington Location: Block 1, Lot 1, Faithful and True Addition Current Zoning: "R-20", Single-Family District Proposal: The request is for the following special exception to the Grapevine Comprehensive Zoning Ordinance 82-73: Subsection 43.E.3, Nonconforming Uses and Structures, which allows the Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming use. The applicant is requesting a special exception (BZA25-05A) to exceed the maximum allowable secondary structure height of one-and-half stories, or 20 feet, to permit a structure approximately 32 feet in height, in conjunction with a single-family detached dwelling currently under construction. The applicant is also requesting a special exception (BZA25-05B) to allow a proposed secondary structure in the front one-half of the subject site in conjunction with a single-family detached dwelling, as shown on the plot plan. Case Number/Name: BZA25-06 Applicant: Baird Hampton & Brown, Inc. Location: Lot 2, DFW Air Freight Centre Addition Current Zoning: "LI", Light Industrial District Proposal: The request is for the following special exception to the Grapevine Comprehensive Zoning Ordinance 82-73: Subsection 31.F.2, Area Regulations of Section 31, "LI", Light Industrial District, requires a minimum open space of 15% and a maximum impervious area of 85% and Section 53. Landscaping Regulations. The applicant is requesting a special exception to allow an existing warehouse building to remain as developed with less than 15% open space and more than 85% impervious area.
