SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HARRISON 1ST WHEREAS, on the 10th day of September, 2013, Chad Allen Nissen and Ursula M. Nissen and Curtis A. Nissen, executed and delivered a certain Deed of Trust unto Commonwealth Land Title Company, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for The Home Lending Group LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2013 10772T-J1 and re-recorded in Instrument# 2013 12819T-J1; and WHEREAS, on the 26th day of June, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for The Home Lending Group LLC, assigned said Deed of Trust unto Lakeview Loan Servicing, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0013449-T-J1; and WHEREAS, on the 2nd day of July, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0014183-T-J1; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 17th day of September, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: The following described land situated in Harrison, Mississippi: The West 35 feet of Lot 44 and the East 45 feet of Lot 43, Northwood Hills Central Subdivision, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk for the First Judicial District, Harrison County, Mississippi, in Plat Book 29 at Page 17 together with all improvements situated thereon and all appurtenances thereunto belonging.
