B O A R D O F C O U N T Y C O M M I S S I O N E R S Will hold a Public Hearing on the following zoning applications on September 25, 2025, at 9:30a.m. in the Miami-Dade County Commission Chambers, located on the 2nd Fl, Stephen P. Clark Center, 111 NW 1st St, Miami, Fl 33128.
T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: K E REYES PROPERTY MANAGEMENT, LLC. Z2023000526 The application is to permit a rezoning of the subject parcel from RU-2 (Two-family residential use) to RU-5 (semi-professional office use) in order to develop the site with an office use within the existing structure. Additionally, the application seeks to allow the existing structure to be located closer to the rear and interior side property lines than required, provide no wall and landscaping buffer for the proposed dissimilar use from the abutting residential properties to the north and west of the subject site, provide a reduced landscape buffer for the parking from the adjacent roadway, to permit less parking and to permit less lot area and lot frontage that required by code.
1) DISTRICT BOUNDARY CHANGE from RU-2, Two-family Residential District, to RU-5, Residential-Semi-Professional Office District.
2) NON-USE VARIANCE to allow an office building to setback 2’ (25’ required) from the rear (north) property line, to setback 2’ (15’ required) from the interior side (west) property line, and to setback a minimum of 13.58’ (15’ required) from the side street (east) property line.
3) NON-USE VARIANCE to permit a 0’ wide dissimilar landscaped buffer along the rear (north) and interior side (west) property lines (5’ wide required for both).
4) NON-USE VARIANCE of zoning and subdivision regulations requiring a 6’ high dissimilar use wall; to waive same and provide no wall along the interior (west) and rear (north) property lines.
5) NON-USE VARIANCE to permit a parking lot landscape buffer with a width of 2’ (minimum 7’ required).
6) NON-USE VARIANCE to permit a total of 5 parking spaces (10 parking spaces required).
7) NON-USE VARIANCE to permit a lot area of 7,499.05 sq. ft. (10,000 sq. ft. required) and lot frontage of 65’ (100’ required).
Plans are on file and may be examined in the Department of Regulatory and Economic Resources, entitled “Change of Use for Johana Tapia,” as prepared by Arshad Viqar, P.E., dated stamped received 5/8/2025, for a total of 6 sheets. Plans may be modified at public hearing.

APPLICANT: VALENCE INVESTMENT 8, LLC. Z2024000214 The application seeks to amend the North Central Urban Area District (NCUAD) Land Use Regulating Plan to Mixed-Use Corridor Special (MCS) in order to use the property for automotive uses.
AMENDMENT to the North Central Urban Area District (NCUAD) Land Use Regulating Plan to redesignate the subject property from Mixed-Use Corridor (MC) to Mixed-Use Corridor Special (MCS).
