TS #2024-09653-MS Substituted Trustee's Notice Of Sale Whereas, on 9/10/2021, Taylor Joseph Olsen, an unmarried man, executed a certain deed of trust to Rubin Lublin TN, PLLC, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Advance Mortgage and Investment Company, LLC, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, State of Mississippi as Instrument No 202124117, and in Book 3831, Page 899; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 3/7/2024 as Instrument No. 202403984, and in Book 4054, Page 224; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 10/28/2024 in the aforesaid Chancery Clerk's Office as Instrument No. 202420237, and in Book 4106, Page 806 and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 9/19/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Jackson County, Mississippi, located at West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash the following described property situated in Jackson County, State of Mississippi, to-wit: Commencing at the Southwest Corner of the NE 1/4 of the NW 1/4 in Section 19, Township 7 South, Range 8 West, Jackson County, Mississippi; thence run East 227.66 feet; thence North 303.97 feet; thence West 12.18 feet; thence North 373.02 feet; thence West 100 feet to the Point of beginning; from said point of beginning running thence West along the North margin of Windsor Porte, a dedicated Street a distance of 100 feet, run thence North along the East margin of the property formerly of Ocean Springs Equipment Company a distance of 79.46 feet; thence North 89 degrees 34 minutes 50 seconds East a distance of 100 feet; run thence South 80.13 feet to the point of beginning; together with all improvements, rights and appurtenances thereunto belonging.
