SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on January 17, 2020, Marilyn Ann Warren and Kenneth Ray Warren, a married couple, executed a Deed of Trust to Tim Williams, as Trustee for the benefit of 21st Mortgage Corporation, as Lender, which is recorded as Instrument No. 2020-669-T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and WHEREAS, 21st Mortgage Corporation appointed and substituted Andrew R. Wilson as Trustee under the Deed of Trust pursuant to a Substitution of Trustee recorded as Instrument No. 2025-0017411-T-J1 in the office of the aforesaid Chancery Clerk; and WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, 21st Mortgage Corporation, having requested the undersigned Substituted Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with Trustee's fees, attorneys' fees, and expenses of sale. NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on September 24, 2025, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11 a.m. and 4 p.m.) at the east front door of the Harrison County Courthouse (First Judicial District) in Gulfport, Mississippi, the following described property together with all improvements thereon situated in Harrison County, Mississippi, and being the same property described in the Deed of Trust: COMMENCING AT THE SOUTHWEST CORNER OF THE NORTHWEST QUARTER (NW 1/4) OF THE SOUTHWEST QUARTER (SW 1/4) OF SECTION TWENTY (20), TOWNSHIP SEVEN (7) SOUTH, RANGE THIRTEEN (13) WEST, FIRST JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI; RUN THENCE NORTH 00°06'35" EAST ALONG THE WEST LINE OF SAID NORTHWEST QUARTER (NW 1/4) OF THE SOUTHWEST QUARTER (SW 1/4) A DISTANCE OF 880 FEET TO A POINT WHICH IS THE POINT OF BEGINNING; CONTINUE THENCE ALONG SAID WEST LINE A DISTANCE OF 150.71 FEET TO A POINT; RUN THENCE NORTH 89°22'13" EAST A DISTANCE OF 21.2 FEET TO AN IRON PIN; CONTINUE THENCE NORTH 89°22'13" EAST A DISTANCE OF 295 FEET TO AN IRON PIN; CONTINUE THENCE NORTH 89°22'13" EAST A DISTANCE OF 278.93 FEET TO A POINT; THENCE RUN SOUTH 00°07'02" WEST A DISTANCE OF 150.66 FEET TO A POINT; THENCE RUN SOUTH 89°21'21" WEST A DISTANCE OF 221.39 FEET, MORE OR LESS, TO AN IRON PIN; THENCE CONTINUE SOUTH 89°21'21" WEST A DISTANCE OF 352.65 FEET, MORE OR LESS, TO AN IRON PIN; THENCE CONTINUE SOUTH 89°21'21" WEST A DISTANCE OF 20 FEET TO THE POINT OF BEGINNING; ALL OF SAID PROPERTY BEING LOCATED IN AND A PART OF SECTION TWENTY (20), TOWNSHIP SEVEN (7) SOUTH, RANGE THIRTEEN (13) WEST, FIRST JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI, AND CONTAINING 1.98 ACRES, MORE OR LESS.
