STATE OF SOUTH CAROLINA COUNTY OF YORK IN THE COURT OF COMMON PLEAS CASE NO.: 2025-CP-46-01093 NOTICE OF SALE Deficiency Judgment Waived Lakeview Loan Servicing, LLC, Plaintiff, v. Kyle Farmer; Detra Farmer; South Carolina Department of Revenue; GoodLeap, LLC, Defendants. BY VIRTUE of the decree heretofore granted in the case of: Lakeview Loan Servicing, LLC vs. Kyle Farmer, Detra Farmer, South Carolina Department of Revenue and GoodLeap, LLC, the undersigned Master in Equity for York County, South Carolina, will sell on September 8, 2025, at 11:00 am at the Moss Justice Center, 1675 York Highway, York, SC 29745, to the highest bidder: All that certain piece, parcel or lot of land with all improvements thereon, lying, being and situate in the County of York, State of South Carolina, and being shown and designated as 1.01 acre as shown on plat entitled "Plat of Survey for Chiquita L. McCullough" dated May 29, 1998, prepared by David D. Shaw Land Surveying and recorded in the Office of the Register of Deeds for York in Plat Book A-366 at Page 5 and having such metes bounds, courses and distances as reference to said plat will more fully appear. This being the same property conveyed to Kyle Farmer and Detra Farmer, as joint tenants with rights of survivorship, and not as tenants in common, by deed of Susan J. Racicot, Personal Representative of Estate of Joe R. Latham, dated August 17, 2023, and recorded on August 17, 2023, in Book RB 20904, Page 188, in the York County, South Carolina Register of Deeds Office. PROPERTY ADDRESS: 1066 Cameron Road, York, SC 29745 TMS#: 403-00-00-038 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). No personal or deficiency judgment being demanded, the bidding shall not remain open after the date of sale and shall be final on that date, and compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on the Deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 6.99900% per annum. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Master in Equity's Order and Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order. This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given.
