CITY OF AVENTURA NOTICE OF HEARING OF LOCAL PLANNING AGENCY AND NOTICE OF AMENDMENT TO COMPRE- HENSIVE PLAN AND NOTICE OF AMENDMENT TO OFFICIAL ZONING MAP Public Notice is hereby given that the City of Aventura Local Planning Agency will meet in a public hearing on Tuesday, September 2, 2025 at 6:00 p.m. to make a recommendation regarding the adoption of the following Ordinances: AN ORDINANCE OF THE CITY OF AVENTURA, FLORIDA, APPROVING A SMALL SCALE AMENDMENT TO THE FUTURE LAND USE MAP OF THE CITY OF AVENTURA COMPREHENSIVE PLAN PURSUANT TO SEC- TION 163.3187, FLORIDA STATUTES, TO REDESIGNATE AN APPROXIMATE 13.93 ACRE TRACT OF LAND EXTENDING FROM NE 214 STREET NORTH TO COUNTY LINE ROAD AND FROM BISCAYNE BOULEVARD WEST TO DIXIE HIGHWAY, FROM “BUSINESS AND OFFICE” TO “TOWN CENTER”; PROVIDING FOR CON- FLICTS; PROVIDING FOR SEVERABILITY; PROVIDING FOR INCLUSION IN THE COMPREHENSIVE PLAN; AND PROVIDING FOR AN EFFECTIVE DATE. AND AN ORDINANCE OF THE CITY OF AVENTURA, FLORIDA, AMENDING THE OFFICIAL ZONING MAP BY CHANGING THE ZONING DESIGNATION OF AN APPROXIMATE 13.93 ACRE TRACT OF LAND EXTENDING FROM NE 214 STREET NORTH TO COUNTY LINE ROAD AND FROM BISCAYNE BOULEVARD WEST TO DIXIE HIGHWAY, FROM “COMMUNITY BUSINESS DISTRICT (B2)” AND “MEDICAL OFFICE DISTRICT (MO)” TO “TOWN CENTER MIXED USE DISTRICT (TC4)”; PROVIDING FOR SEVERABILITY; PROVIDING FOR INCLU- SION IN THE CODE; AND PROVIDING FOR AN EFFECTIVE DATE. (Property location shown in dotted outline on map) Immediately following the Local Planning Agency meeting, the City Commission of the City of Aventura, as the governing body, will consider, at a public hearing, first reading of the Ordinances and will again consider the above described Ordinances for adoption after second reading on Wednesday, October 8, 2025 at 6:00 p.m. The Public Hearings will be held in the City Commission Chamber at the City of Aventura Government Center, 19200 West Country Club Drive, Aventura, Florida, 33180. Information will be provided on the meeting agendas for Sep- tember 2, 2025 and October 8, 2025 available on the City’s website (www.cityofaventura.com) for public access to the public hearings. The proposed Ordinances may be inspected by the public at the Office of the City Clerk, 19200 West Country Club Drive, Aventura, Florida. Interested parties may appear at the Public Hearings and be heard with respect to the proposed Ordinances.
