STATE OF GEORGIA COUNTY OF MUSCOGEE NOTICE OF SALE UNDER POWER Pursuant to the power of sale contained in the Security Deed executed by WYLISHA LEE KNIGHTON to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS GRANTEE, AS NOMINEE FOR ENVOY MORTGAGE, LTD in the original principal amount of $142,373.00 dated August 24, 2021, and recorded in Deed Book 13540, Page 162, Muscogee County records, said Security Deed being last transferred to LAKEVIEW LOAN SERVICING, LLC in Deed Book 14528, Page 317, Muscogee County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on 10/7/2025, the property in said Security Deed and described as follows: ALL THAT LOT, TRACT AND PARCEL OF LAND SITUATE, LYING AND BEING IN COLUMBUS, MUSCOGEE COUNTY, GEORGIA, BEING KNOWN AND DESIGNATED AS ALL OF LOT NUMBERED TWO (2), CREEK VIEW SUBDIVISION, AS SHOWN UPON A MAP OR PLAT ENTITLED "FINAL PLAT FOR RECORD, CREEK VIEW SUBDIVISION, LOCATED IN LAND LOT 23, 9TH LAND DISTRICT, COLUMBUS, MUSCOGEE COUNTY, GEORGIA" PREPARED BY BARRETT-SIMPSON, INC. UNDER DATE OF JUNE 21, 2005 AND RECORDED IN PLAT BOOK 155, PAGE 16 IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA, TO WHICH REFERENCE IS MADE FOR THE PARTICULAR LOCATION AND DIMENSIONS OF SAID LOT. THIS IS THE SAME PROPERTY CONVEYED IN THAT CERTAIN WARRANTY DEED FROM WELLS CONSTRUCTION COMPANY TO JEFF TOBIAS JONES AND REGINA MARIE JONES, DATED APRIL 28, 2006 AND RECORDED IN DEED BOOK 8398, AT PAGE 308 IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF MUSCOGEE COUNTY, GEORGIA. SAID PROPERTY IS PRESENTLY ASSIGNED STREET ADDRESS OF 5804 GLENEDEN DRIVE, COLUMBUS, GEORGIA 31907 ACCORDING TO THE PRESENT SYSTEM OF ASSIGNING STREET ADDRESSES IN MUSCOGEE COUNTY, GEORGIA. MUSCOGEE COUNTY TAX PARCEL: 096-084-002. Said property being known as: 5804 GLENEDEN DR, COLUMBUS, GA 31907 To the best of the undersigned's knowledge, the party or parties in possession of said property is/are WYLISHA LEE KNIGHTON or tenant(s). The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given).
