SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on March 29, 2004, Paula Martin, A Single Person and Bruce Martin, As Life Tenant executed a certain deed of trust to Debera Bridges, Trustee for the benefit of CitiFinancial Real Estate Services, Inc. which deed of trust is of record in the office of the Chancery Clerk of Harrison County, State of Mississippi in Instrument No. 2004-5613-T-J1; and WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated July 24, 2025 and recorded in the aforesaid Chancery Clerk's Office in 2025-0016130-T-J1; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, U.S. BANK TRUST NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on September 12, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Main Door of the County Courthouse of Harrison County, located at 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash or certified funds the following described property situated in Harrison County, State of Mississippi, to-wit: BEING A PARCEL OF LAND SITUATED IN THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 19, TOWNSHIP 6 SOUTH, RANGE 13 WEST, FIRST JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS; COMMENCING AT A 1/2 INCH IRON ROD FOUND MARKING THE NORTHWEST CORNER OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER OF SAID SECTION 19 AND RUN SOUTH 88 DEGREES 19 MINUTES 20 SECONDS EAST A DISTANCE OF 145.08 FEET TO A FOUND 1 INCH IRON PIPE FOR THE POINT OF BEGINNING; THENCE RUN SOUTH 88 DEGREES 19 MINUTES 20 SECONDS EAST A DISTANCE OF 185.00 FEET TO A SET 1/2 INCH CAPPED REBAR; THENCE RUN SOUTH 0 DEGREES 41 MINUTES 38 SECONDS WEST A DISTANCE OF 306.45 FEET TO A SET 1/2 INCH CAPPED REBAR ON THE NORTH MARGIN OF DESCHAMP ROAD; THENCE RUN NORTH 68 DEGREES 49 MINUTES 39 SECONDS WEST ALONG THE NORTH MARGIN OF DESCHAMP ROAD A DISTANCE OF 197.45 FEET TO A SET 1/2 INCH CAPPED REBAR; THENCE RUN NORTH 0 DEGREES 41 MINUTES 38 SECONDS EAST A DISTANCE OF 240.54 FEET BACK TO THE POINT OF BEGINNING, CONTAINING 1.161 ACRES, MORE OR LESS INCLUDED HEREWITH IS A 1998 FLEETWOOD MANUFACTURED HOME, BEING VIN GAFL454AB81596-HS21; I WILL CONVEY only such title as vested in me as Substituted Trustee.
