NOTICE OF PUBLIC HEARING WHERE: Planning Commission Hearing Room - 3091 County Center Drive, Auburn, CA 95603 WHEN: September 11, 2025, 9:00 AM or as soon thereafter SUBJECT: Tahoe Basin Area Plan Phase 2 Amendments (PLN25-00073) Addendum to the Previously Certified 2017 Tahoe Basin Area Plan Environmental Impact Report (EIR) Supervisorial District 5 NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a public hearing at the above date, time, and location to consider and make a recommendation to the Board of Supervisors on the following requests regarding proposed amendments to the Tahoe Basin Area Plan (TBAP): (1) Adoption of a resolution approving amendments to the TBAP; and (2) Adoption of an ordinance approving amendments to the TBAP Implementing Regulations. The proposed amendments focus on updating Chapters 2 and 3 of the TBAP Implementing Regulations to refine code sections intended to incentivize the development of achievable housing. Specifically, these amendments would apply to deed-restricted achievable housing units in town centers and areas zoned for multifamily housing within the bonus unit boundary and allow higher coverage, height, density, and reduced parking. The TBAP covers the portion of Placer County within the jurisdiction of the Tahoe Regional Planning Agency, encompassing approximately 46,162 acres (72.1 square miles). This area includes the communities of California North Stateline, Kings Beach, Tahoe Vista, Carnelian Bay, Dollar Point, Tahoe City, Sunnyside, Homewood, and Tahoma. In addition, the Planning Commission will consider making a recommendation on the adoption of an Addendum to the previously certified Environmental Impact Report for the TBAP, prepared in accordance with the California Environmental Quality Act.
