COMMUNITY ZONING APPEALS BOARD 15 Will hold a public hearing on the following zoning applications on September 16, 2025, at 6:30p.m. at Naranja Park, 14150 SW 264 Street, Miami, Fl.

APPLICANT: JEN HOLDCO 24, LLC. Z2024000189 The application is to permit a rezoning of the subject property from RU-4 (50 units per net acre) to PAD (Planned Area Development), in order to develop the parcel with 302 multi-family residential units. Additionally, the application seeks to allow proposed residential lots to have no frontage on public streets and to permit access to such lots by way of private drives, have less common open space than required by code, and to allow the proposed units to have parking within private garages (not permitted).
(1) DISTRICT BOUNDARY CHANGE from RU-4, High Density Apartment House District, to PAD, Planned Area District.
(2) NON-USE VARIANCE of zoning and subdivision regulations requiring lots to have frontage on a public right-of-way; to waive same to permit the proposed residential lots with 0’ of frontage, and to permit such units to have access to public streets by means of private drives.
(3) NON-USE VARIANCE to permit a common open space percentage of 27.15% (33% required).
(4) NON-USE VARIANCE to permit 302 units with 0 parking spaces (2 parking spaces required for each) and to allow the required parking spaces to be provided within private garages (not permitted). Plans are on file and may be examined in the Department of Regulatory and Economic Resources, entitled “19.35 Acres Princeton,” as prepared by Pascual, Perez, Kiliddjian, Starr and Associates, consisting of 7 sheets dated stamped received 7/21/2025, floor plans & elevations entitled “Proposed Community Residence by Lennar Homes,” as prepared by Bellon Architecture, consisting of 9 sheets dated stamped received 7/21/2025; civil plans entitled “Korge (20 Acres),” prepared by Schwebke Shiskin & Associates, consisting of 13 sheets dated stamped received 7/21/2025; and landscape plans entitled “Princeton 20 Acres,” prepared by Witkin Hults and Partners, consisting of 9 sheets dated stamped received 7/21/2025, for a total of 38 sheets. Plans may be modified at the public hearing.
