Notice of Sale C/A No: 2025-CP-46-01051 BY VIRTUE OF A DECREE of the Court of Common Pleas for York County, South Carolina, heretofore issued in the case of U.S. Bank Trust Company, National Association, not in its individual capacity but solely as trustee of PRPM 2024-NQM1 Trust vs. Tru, LLC; Luther Douglas I the undersigned as Master-in-Equity for York County, will sell on September 8, 2025 at 11:00 AM at Moss Justice Center 1675 York Hwy, York, South Carolina 29745 to the highest bidder: Legal Description and Property Address: ALL THAT certain piece, parcel or lot of land lying, being and situate on the southeastern side of South Street, in the City of Rock Hill, York County, South Carolina, and being shown and described on Plat of Property of Elizabeth Ann McKay, drawn by Campco Engineering, Inc., dated May 25, 1988, and recorded May 31, 1988, in Plat Book 93, Page 122, in the Office of the Clerk of Court for York County, South Carolina, and being more particularly described according to said plat, as follows: BEGINNING at a fence corner on the southeastern side of South Spruce Street said point being approximately 249.98 feet southwest of the corner of Walnut Street and Spruce Street, and being the joint front corner of lots 2 and 3, and running thence along the line dividing said lots, S.62-00-00 E. 167.78 feet to a fence corner; thence running N. 28-00-00 E. 49.9 feet to an old iron at the old rear corner of Lots 3 and 4, and thence continuing N. 28-00-00 E. 7.0 feet to the new rear corner of Lots 3 and 4; thence running N. 62-00-00 W. 164.48 feet to a point on the southeastern side of South Spruce Street; thence running along said Street, S. 31-20- 00 W. 7.0 feet to a railroad spike at the old joint corner of lots 3 and 4, and thence continuing along South Spruce Street S. 31-20-00 W. 49.98 feet to the point of beginning said property having a street address of 517 South Spruce Street, Rock Hill South Carolina, THIS BEING the same property conveyed unto TRU LLC, a North Carolina limited liability company by virtue of a Deed from Elizabeth Ann McKay dated December 18, 2019, and recorded December 18, 2019, in Book 17973 at Page 455 in the Office of the Clerk of Court for York County, South Carolina. 517 South Spruce Street Rock Hill, SC 29730 TMS# 625-09-03-003 TERMS OF SALE: For cash. Interest at the current rate of 8.75% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for York County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Twenty (20) days, the Master-in-Equity for York County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. As a personal or deficiency judgment is demanded, the bidding will remain open for a period of thirty (30) days pursuant to the S.C. Code Ann. Section 15-39-720 (1976). Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
