NOTICE IS HEREBY GIVEN THAT ON WEDNESDAY, AUGUST 27TH, 2025, AT 6:00 P.M., THE CITY OF HIALEAH PLANNING AND ZONING BOARD WILL HOLD A PUBLIC HEARING IN THE COUNCIL CHAMBERS OF CITY HALL, 3RD FLOOR, 501 PALM AVENUE.
THE PLANNING AND ZONING BOARD WILL CONSIDER THE
FOLLOWING REQUESTS:
Rezoning property from R-3-3 (Multiple-Family District) to R-3-5 (Multiple-Family District). Variance permit to allow lot coverage of 48.19%, where 30% is the maximum lot coverage allowed; allow interior west side setback of 7.2 feet, where 10 feet are required; allow interior east side setback of 4.2 feet, where 10 feet are required for the stairs; allow rear setback of 14 feet, where 20 feet are required; allow 8 parking spaces, where 10 parking spaces are required; allow 23.30% pervious area, where 30% is the minimum required, and allow the proposed dumpster enclosure to be 3.7 feet from the right-of-way fronting East 22nd Street, where 10 feet is the minimum required. Property is located at 541 East 22nd Street, Hialeah, zoned R-3-3 (Multiple-Family District).
Variance permit to allow lot coverage of 49%, where 45% is the maximum lot coverage allowed.; allow interior east side setback of 4.2 feet, where 5 feet are required for the stairs; allow two of the parking spaces to be located at the front setback, where parking in the front setback is not allowed; allow 16.95% pervious area, where 20% pervious area is the minimum required, and allow the proposed dumpster enclosure to be 3.7 feet from the right-of-way fronting East 8th Street, where 10 feet is the minimum required Property is located at 125 East 8th Street, Hialeah, zoned R-3-D (Multiple-Family District- Hialeah Downtown).
Variance permit to allow 10 parking spaces, where 18 parking spaces are required. Property is located at 2315 West 4th Avenue, Hialeah, zoned M-3 (Industrial District).
Special Use Permit (SUP) to allow an elementary school to operate on property zoned R-1 (One-Family District). Conditional Use Permit (CUP) to allow a K-5th grade elementary school, on a freestanding campus setting property, with a maximum capacity of 71 students in conjunction with a daycare with a capacity of 169 children, and variance permit to allow an 8-foot height wall, where a 6-foot height wall is the maximum allowed on residential zoned properties. Property is located at 21 East 59th Street, Hialeah, zoned R-1 (One-Family District).
ALL RECOMMENDATIONS MADE AT THIS MEETING WILL BE PRESENTED FOR HEARING TO THE CITY COUNCIL AT ITS MEETING OF TUESDAY, SEPTEMBER 9TH, 2025.
