Whereas, on 12/31/2021, Jody G Geier, Single Woman, executed a certain deed of trust to Rubin Lublin TN, PLLC., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Advance Mortgage & Investment Company, LLC., its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Harrison County, , State of Mississippi as Instrument No 2022-0000805-T-J1; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 12/7/2023 as Instrument No. 2023-0024686-T-J1; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 7/31/2025 in the aforesaid Chancery Clerk's Office as Instrument No. 2025-0016314-T-J1, and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 9/9/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Harrison County, Mississippi, located at East Front Door of the Harrison County Courthouse (1st Judicial District), 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash the following described property situated in THE First Judicial District, Harrison County, State of Mississippi, to-wit: The land referred to herein below is situated in the County of Harrison, State of MS, and is described as follows: A parcel of land situated in the Southeast Quarter (SE 1/4) of the Southeast Quarter (SE 1/4) of Section 4, Township 5 South, Range 9 West, Harrison County, Mississippi, being more particularly described as: Commencing at the Southeast Corner of the Southeast Quarter (SE 1/4) of the Southeast Quarter (SE 1/4), said Section, Township and Range, thence run North 00 degrees 26 minutes 00 seconds West 300.04 feet; thence run North 89 degrees 29 minutes 35 seconds West 356.43 feet to the Point of Beginning; thence continue North 89 degrees 29 minutes 35 seconds West 350.07 feet; thence run North 00 degrees 26 minutes 00 seconds West 558.52 feet; thence run South 88 degrees 23 minutes 39 seconds East 350.22 feet; thence run South 00 degrees 26 minutes 07 seconds East 551.80 feet back to the Point of Beginning.
