NOTICE OF TRUSTEE'S SALE
NOTICE IS HEREBY GIVEN that on December 4, 2025, at the hour of ten o'clock a.m. of said day, at the offices of the Trustee, Alliance Title & Escrow, LLC, 9465 W. Emerald St., Suite 120, Boise, Ada County, Idaho, said Trustee will sell at public auction to the highest bidder, for cash in lawful money of the United States of America, all payable at the time of sale, the following described real property situated in the County of Ada, State of Idaho, and described as follows, to-wit:
Lot 18 in Block 11 of Sherwood Park No. 8 Subdivision, according to the plat thereof, filed in Book 24 of Plats at page(s) 1506-1507, records of Ada County, Idaho.
The Trustee has no knowledge of a more particular description of the above described real property, but for purposes of compliance with Idaho Code Section 60-113, the Trustee has been informed that the street address of 8968 W. CRAYDON PLACE, BOISE, IDAHO, may sometimes be associated with said real property.
Said sale will be made, without covenant or warranty regarding title, possession or encumbrances, to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust made and entered into effective on February 21, 2025, by and among CARTER & CO REALTY LLC, as Grantor, and JOHN SPEARS, as Trustee, said Trustee having been replaced by ALLIANCE TITLE & ESCROW, LLC, as Successor Trustee, and AVONDALE PRIVATE LENDING LLC, a Texas Limited Liability Company, as Beneficiary; said Deed of Trust having been filed of record on February 21, 2025, as Instrument No. 2025-010936, Official Records of Ada County, Idaho. The naming of the above Grantor(s) is done to comply with Idaho Code Section 45-1506(4)(a); no representation is made as to the responsibility of Grantor(s) for this obligation.
The default for which the sale is to be made is that the current Beneficiary has declared that the Grantor is in breach of the terms and conditions of the obligation secured by the deed of trust, which terms are set forth in a Secured Note dated February 21, 2025. The nature of the breach is Grantor's failure to pay, when due, monthly interest payments for May 2025 through June 2025, together with all subsequent payments, costs, advances, attorney's fees and costs, and trustee's fees and costs accruing until the date of sale, full satisfaction, or reinstatement of the obligation.
The balance owing as of the date hereof on the obligation secured by said Deed of Trust is the amount of $402,563.54, with interest accruing on the principal balance of $382,669.91 at the default rate of sixteen percent (16%) per annum from July 16, 2025, plus service charges, late charges, and any other costs or expenses associated with this foreclosure as provided by the Deed of Trust or Deed of Trust Note, or by Idaho law.
