STANISLAUS COUNTY NOTICE OF PUBLIC HEARING Stanislaus County Planning Commission will hold a meeting on THURS, AUG 21, 2025, at 6:00 PM, Joint Chambers, Basement Level, 1010 10th St., Modesto, CA, to consider: 1) PM APP. NO. PLN2025-0020 – WHITBY – Request to subdivide a 22.76± ac parcel into 2 parcels, 10± & 12.76± acres in size, in the Gen Ag (A-2-10) zoning district. The project site is located @ 2619 Maze Blvd, btwn North Dakota Ave & North Rosemore Ave, in the Modesto area. APNs: 007-038-007 & 007-038-014. 2) UP APP. NO. PLN2022-0097 – PERNSTEINER AND SONS FABRICATION, INC – Request to permit an agricultural equipment repair business on a 19.40± ac. parcel, in the Gen. Ag. (A-2-40) zoning district. The project site is located @ 712 W Harding Rd., btwn S Walnut Rd. & Lander Ave. (SR 165), in the Turlock area. APN: 044-045-010. The CEQA Review Period took place from APR 30, 2025 to JUN 4, 2025. 3) UP APP. NO. PLN2025-0011 – COUCO CREEK – Request to establish a biogas pipeline injection site on a 307± ac. parcel in the Gen. Ag. (A-2-40) zoning district. Biogas from an on-site anaerobic dairy digester & 2 off-site digesters will be trucked to the project site & off-loaded into a PG&E natural gas pipeline on-site. The project site is located @ 3426 South Commons Rd. & 0 Faith Home Rd., btwn West Harding & Bradbury Rds., in the Turlock area. APNs: 044-039-001 & 044-039-002. The CEQA Review Period took place from JUN 13, 2025 to JUL 17, 2025. The Planning Commission will consider finding that no further analysis is required pursuant to CEQA Guidelines Section 15183 (Consistency for which an Environmental Impact Report was certified) & CEQA Guidelines Sec. 15061 (Common Sense Exemption) for project 1 and adoption of CEQA Negative Declarations for projects 2 & 3. All documents are available for review at 1010 10th Street, Suite 3400, Modesto & online at www.stancounty.com/planning/. At above noticed time & place, interested persons will be given an opportunity to be heard. Material submitted to Commission for consideration (i.e., photos, petitions, etc.) will be retained by the County. If a challenge to above application is made in court, persons may be limited to raising only those issues they or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Commission.
