Advertisement of Judicial In Rem Tax Foreclosure Under O.C.G.A. § 48-4-75, et seq. NOTICE RE: Tax Map/Route No.: R064-0183 Property Address: 1039 Chestney Street, Macon, Georgia Recorded Title Vested In: MFH Homes & Communities, LLC Taxpayers: MFH Homes & Communities, LLC In Rem File No.: 12743-474 LEGAL DESCRIPTION All that tract or parcel of land situate, lying and being in Land Lot 38 of the Macon Reserve East Land District of Bibb County, Georgia, being known and designated as Lot 11, according to a plat of survey recorded in Deed Book 243, Page 249, Clerk's Office Bibb Superior Court. Said plat is incorporated herein by reference thereto and made a part hereof for the purpose of a more complete and accurate description of the metes, bounds and dimensions of the property. Said property is more particularly described as follows: Beginning at a point on the east side of Chestney Street a distance of 148 feet north from the northeast corner of Chestney Street and Mitchell Street, running thence from said point of beginning along the east side of Chestney Street in a northerly direction a distance of 43 feet to a point, thence running east along a line parallel to the north side of Mitchell Street at distance of 105 feet to a point, running thence west along a line parallel to Chestney Street a distance of 43 feet to a point, running thence west along a line parallel to the north line of Mitchell Street a distance of 105 feet to the point of beginning. There are improvements located thereon known under the present system of numbering as 1039 Chestney Street, Macon, Georgia. Being the same property described in a deed dated October 21, 2021, and recorded in Deed Book 11027, Page 169-172, Clerk's Office, Bibb County, Georgia Records. Together with all rights, title, and interest running with the above-described property but not taxed under a separate tax reference number as delineated on the tax maps of the petitioner for the year(s) for which the taxes are being foreclosed. On August 4, 2025 a petition was filed in Bibb County Superior Court seeking foreclosure of the ad valorem tax liens for the years 2021 through 2024 that consist of $1,602.34 Principal tax, $257.70 Interest, $230.98 penalties, $97.50 other fees, and $2,750.00 collection costs, for a total delinquency of $4,938.52.
