NOTICE OF SALE Case No. 2025-CP-46-00768 BY VIRTUE of that certain Decree of the Court of Common Pleas for York County, South Carolina, heretofore granted in the case of Bank of York vs. BlueCore Industries, Inc., Melanie Hampton a/k/a Melanie G. Hampton, Dennis L. Hampton, Jr. a/k/a Dennis L. Hampton, II, and Fund That Flip, Inc., I, the undersigned Master-In-Equity for York County, South Carolina or my agent, will sell on September 8, 2025, at 11:00 a.m., at the Moss Justice Center, 1675 York Highway, York, SC 29745, to the highest bidder, the following described property: All that certain piece, parcel or tract of land lying and being situate in the City of Rock Hill, Catawba Township #12, York County, South Carolina, beginning at a point on the southwestern side of Marion Street, 50 feet northwest from the intersection of Marion and Center Streets on inner line of sidewalk, and running thence with Marion Street N. 39-30 W. 50 feet to a stake; thence #50-30 W. 230 feet to line of 20 foot alley; thence with the line of said Alley S. 39-30 E. 50 feet to stake, thence N. 50-30 E. 230 feet to the point of beginning. DERIVATION: This being the same property conveyed to Bluecore Industries, Inc. by deed of Dennis L. Hampton, II and Melanie G. Hampton dated September 9, 2021, and recorded September 10, 2021 in Book 19585, at Page 283, in the office of the Register of Deeds of York County, South Carolina. TMS No. 600-03-02-002 ADDRESS: 350 Marion St., Rock Hill, SC 29730 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master-in-Equity or her agent, at the conclusion of the bidding, five (5%) percent of the bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with the other terms of the bid within twenty (20) days, then the Master-in-Equity or her agent may resell the property on the same terms and conditions on some subsequent sales day at the risk of the said highest bidder. The sale shall be subject to York County taxes and assessments and to existing easements and restrictions of record. Purchaser to pay for the preparation of the Deed, documentary stamps on the Deed, recording of the Deed, and interest on the balance of the bid from date of sale to the date of compliance with the bid at the contract rate of interest of 5.25% per annum. Attention is drawn to the Court Order on file with the Clerk of Court for York County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale. As a deficiency judgment is being demanded, the bidding will remain open for thirty (30) days after the date of sale as provided by law. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE THE DEFICIENCY UP TO AND INCLUDING THE DATE OF SALE. If Plaintiff or its representative does not appear at the scheduled sale of the above-described property, then the sale of the property will be null, void and of no force and effect.
