Valorem Assessment Miami-Dade County Residential Waste
Collection Fee The Miami-Dade County Board of County Commissioners will hold a Public Hearing on the proposed 2026 Non-Ad Valorem Assessment roll in the Commission Chambers at 111 N.W. 1st Street, 2nd Floor, Miami, Florida, 33128 on Wednesday, September 3, 2025 at 9:30 a.m. The purpose of the Public Hearing is to receive comments from the public on the proposed assessment roll prior to taking final action. The Board of County Commissioners may AMEND or ALTER proposed assessments at the hearing. Owners of property subject to assessment have the right to appear at this public hearing and file written objections with the Miami-Dade County Board of County Commissioners within twenty (20) days of this notice. Property owners may mail related letters to the Department of Solid Waste Management, Public Information and Outreach Division, 2525 NW 62nd Street, 5th Floor, Miami, Florida 33147 or via email at dswm@miamidade.gov, subject line: 2026 Proposed Solid Waste Fee Increase. All authorized non-ad valorem assessments will be included on the 2026 Combined Property Tax
Bill distributed in October and collected by the Tax Collector. Per Florida Statutes, failure to pay non-ad valorem assessment(s) when due [payable November 1 through March 31] will cause issuance of a tax certificate against the property, which may result in loss of title.
A non ad-valorem assessment is a special assessment or service charge which is not based upon the value of the property and millage. The collection of residential solid waste is the service funded by the non-ad valorem assessment being considered/adopted in this proposed assessment roll.
