NOTICE OF PUBLIC HEARING 35739 West Valley Highway S CONDITIONAL USE PERMIT HEARING 2021.0114.CU0002 Notice is hereby posted that the City of Algona's Planning Commission will be holding a public hearing on an Application for a Conditional Use Permit with respect to a Heavy Commercial Planned Unit Development (HCPUD). Project Name & Number: Algona Village Phase 1 – 2021.0114.CU0002 Applicant: David & Paras Malik Project Location: 35739 West Valley Highway S, Algona, WA 98001 Parcel #3356407842 Date of Application: October 24, 2021 Date of Notice of Application: February 9, 2025 Project Description: The Applicant is proposing the construction of a new HCPUD on the proposed parcel that will consist of 2,340 sq ft of commercial space (1st floor), a 17 parking stall garage (1st floor), 40 apartment 1-2 bedroom (2nd to 5th floors), and site improvements including, but not limited to, additional parking spaces and landscaping as part of Phase 1 of a currently-conceived three-phased project. Permits Required: Lot Combination Application, Fill & Grade, Building Permit, Plumbing Permit, Mechanical Permit, Sewer Service Permit, Water Service Permit, Right-of-Way Permit, Fire Permit Environmental Review (SEPA): A Mitigated Determination of Nonsignificance was issued by the City's SEPA Official on August 1, 2025, which included the appropriate Public Notice for commenting. Studies Required: A Geotechnical Study was provided to the City on October 3, 2024, alongside a subsequent Report on June 20, 2025. Additionally, Critical Area Determinations were issued by the City on January 3, 2023 and August 1, 2025. No further studies are required at this time. Consistency & Mitigation: This Application will be reviewed for consistency purposes alongside all policies and regulations, including the City's Zoning Code, Comprehensive Plan, Stormwater Manual, and Public Works Standards. Hearing Information: The public hearing re: the Application will be held in front of the Planning on August 21, 2025 at 6:30PM at Algona City Hall at 200 Washington Blvd., Algona, WA 98001 in Council Chambers. Public Review & Comment: Any person has the right to submit written comments within 14 days following this Notice by sending them to City Hall, Attn: Dana Parker, City Clerk, 200 Washington Blvd, Algona, WA 98001 or by email at danap@algonawa.gov. The deadline for public comments is 5:00PM, August 21, 2025. Additionally, any person has the right to receive notice of and/or participate in any public hearing as well as request a copy of the recommendation. The application material, including site plan, is available for review at City Hall, Monday – Friday from 8:00AM to 5:00PM. For additional information, please contact City Hall at 253.833.2897.
