Substitute Trustee's Notice of Sale SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on May 12, 2010, WILLIAM JOSEPH HUMPHREY and HEATHER HAMMOND, executed a Deed of Trust to Sarah D. Rimes, Trustee for the benefit of Jerry Munro and Deidra Munro, Beneficiary, which Deed of Trust is recorded in Deed of Trust Book 2904 at Page 196, in the Office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, JERRY MUNRO and DEIDRA MUNRO, the legal holder of said Deed of Trust and the Note secured thereby, substituted SCOTT CORLEW, as Trustee therein, as authorized by the terms thereof, by instrument dated January 29, 2024 , and recorded in Deed of Trust Book 4048, Page 343, on file in the office of the aforesaid Chancery Clerk; and WHEREAS, Heather Rice a/k/a Heather Hammond filed for bankruptcy on March 7, 2024. This bankruptcy was dismissed on October 16, 2024. WHEREAS, Heather Rice a/k/a Heather Hammond again filed for bankruptcy on April 9, 2025. This bankruptcy was dismissed on June 18, 2025. WHEREAS, Scott Corlew was appointed as Special Commissioner and instructed to begin foreclosure proceedings immediately by Order of the Chancery Court of Jackson County, MS, dated June 19, 2025. WHEREAS, default having been made in the terms and conditions of said Deed of Trust recorded in Deed of Trust Book 2904, at Page 196, on file in the Office of the aforesaid Chancery Clerk, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale; NOW, THEREFORE, I, SCOTT CORLEW, Substitute Trustee in said Deed of Trust recorded in Deed of Trust Book 2904, at Page 196, on file in the Office of the aforesaid Chancery Clerk, will on the 28th day of August A. D., 2025, offer for sale and will sell at public outcry to the highest bidder for cash, within the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the West front door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, Jackson County, Mississippi, the following described property situated and lying in Jackson County, Mississippi , to-wit: Lot 10, Fort Bayou Estates Subdivision, Part 5-K, according to the map or plat thereof on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 16, Page 30. I WILL CONVEY only such title as is vested in me as Substitute Trustee. WITNESS MY SIGNATURE, this the 25th day of July, 2025.
