Public Notice The Board of County Commissioners of Miami-Dade County, Florida, will conduct a public hearing in its meeting room on the 2nd floor of the Stephen P. Clark Government Center, 111 NW 1st Street, Miami, Florida, on Wednesday, September 3, 2025, at 9:30 A.M., to consider the “Amendment of Redlands Cove Estates Multipurpose Maintenance and Street Lighting Special Taxing District.” A petition for the creation and establishment of a special taxing district under the provisions of Chapter 18 of the Code of Miami-Dade County has been filed with the Clerk of the Board. The services to be provided will include multipurpose maintenance and street lighting services. SW 276 STREET The boundaries of the proposed district are generally described as follows: Bounded on the North, SW 276 Street Bounded on the East, SW 155 Avenue; Bounded on the South, SW 280 Street; N TRACT "A" (PRIVATE ROADS) Bounded on the West, SW 157 Avenue (Newton Road). Boundaries are further indicated by the attached map. A Summary of the County Mayor’s report is also attached. SW 278 STREET All interested persons may appear before the Board at the hour and date set forth above or file written support for or objection to the district’s creation and/or confirmation of the district’s Preliminary Assessment Roll with the Clerk of the Board at the above-noted address. Implementation of the assessment roll will be in accordance with the procedures defined in Chapter 18 of the Code. TRACT "C" (AREA TO BE ANNEXED) The multipurpose maintenance assessment covering a 12-month period will be computed by multiplying the total (PRIVATE ROADS) assessable square footage by the rate of $0.8667 per assessable square foot and is based on an estimate of costs if service were to commence in 2025. In the event any homeowner’s association or community development district fails to provide maintenance services, the multipurpose maintenance preliminary assessment roll will be presented to the Board for their consideration. Actual costs to provide multipurpose maintenance services will be determined and SW 280 STREET presented to the Board at that time. All future assessments will be computed on an annual basis. REDLANDS COVE ESTATES (AMENDMENT) MULTIPURPOSE MAINTENANCE AND STREET LIGHTING SPECIAL TAXING DISTRICT The street lighting assessment covering a 12-month period will be computed by multiplying the lot or parcel assessable 14 - ROADWAY (12,000 LUMENS / 93 WATTS, 3000K), BRACKET-ARM LED STREETLIGHTS MOUNTED ON NEW CONCRETE POLES. 7 - ROADWAY (17,000 LUMENS / 127 WATTS, 3000K), BRACKET-ARM LED STREETLIGHTS front footage by the rate of $2.0222 per assessable front foot. Future assessments will be computed on an annual basis. MOUNTED ON EXISTING CONCRETE POLES (TO BE RELOCATED). 4 - ROADWAY (12,000 LUMENS / 93 WATTS, 3000K), BRACKET-ARM LED STREETLIGHTS MOUNTED ON EXISTING CONCRETE POLES (TO BE RELOCATED). The assessments will be included in the Combined Property Tax Bill and collected by the Tax Collector. Per Florida 1 - ROADWAY (8,653 LUMENS, 4000K), BRACKET-ARM LED STREETLIGHT MOUNTED ON A CONCRETE POLE TO BE TRANSFERRED FROM REDLAND ESTATE SPECIAL TAXING DISTRICT (L-802) FOR BILLING PURPOSE ONLY. Statutes, failure to pay non-ad valorem assessments when due [payable November 1 through March 31] will cause 1 - ROADWAY (8,653 LUMENS, 4000K), BRACKET-ARM LED STREETLIGHT MOUNTED ON A CONCRETE POLE TO BE TRANSFERRED FROM TEDVILLE ESTATE SPECIAL TAXING issuance of a tax certificate against the property, which may result in loss of title.
