Under and by virtue of the Power of Sale contained in a Security Deed given by Robbie A. Shortz to CitiFinancial Services, Inc. dated February 7, 2008 and recorded on February 11, 2008 in Deed Book 7763, Page 206, Bibb County, Georgia Records, and later assigned to U.S. Bank Trust National Association, as Trustee of the Igloo Series IV Trust by Assignment of Security Deed recorded on January 25, 2021 in Deed Book 10780, Page 51, Bibb County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy-Nine Thousand One Hundred Fifty-Two And 51/100 Dollars ($79,152.51), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the United Building in Central City Park at 206 7th Street of Bibb County, Georgia, within the legal hours of sale on September 2, 2025 the following described property:
All that tract or parcel of land lying and being in Land Lots 19 and 30 of Macon Reserve East in Bibb County, Georgia and more particularly described as Lot 7, Block B, Highland Hills Subdivision, and a portion of Lot 4-A, Block B, Highland Hills Subdivision, being contiguous properties and being shown on a plat prepared by Jack C. Brantley and recorded in Plat Book 40, Page 226, Clerks Office, Bibb Superior Court, reference to which plat is made in aid of this description.
Being the same property conveyed by order of years support regarding the Estate of Samuel Shortz, Jr., to Robbie A. Shortz and Amethyst J. Shortz, recorded 05/08/1990, in Book 1866, Page 311. Being the same fee simple property conveyed by quit claim deed from Amethyst J. Shortz to Robbie A. Shortz, dated 06/26/1998 recorded on 07/13/1998 in Book 4215, Page 222 in Bibb County records, State of GA.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are the Estate of Robbie A. Shortz or tenant(s); and said property is more commonly known as 1809 Kitchens Road, Macon, GA 31211.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
