Under and by virtue of the Power of Sale contained in a Security Deed given by Carl Albert Obleton, Sr. to Mortgage Electronic Registration Systems, Inc. as nominee for Urban Financial Group, Inc. dated May 25, 2011 and recorded on June 20, 2011 in Deed Book 10306, Page 299, Muscogee County, Georgia Records, and later assigned to The Headlands Foundation Series Owner Trust I, Series A, by U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee by Assignment of Security Deed recorded on April 21, 2025 in Deed Book 14660, Page 3, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy-Three Thousand Five Hundred And 00/100 Dollars ($73,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on September 2, 2025 the following described property:
The land referred to herein below is situated in the County of Muscogee, State of Georgia, and is described as follows:
All that lot, tract or parcel of land situate, lying and being in the State of Georgia, County of Muscogee, and City of Columbus, and in Land Lot 29 of the Seventh District of said County, and being known and distinguished as Lot Six (6), Block "I", Bending Hills Subdivision, as the same appears upon a map or plat of said Subdivision recorded in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, in Plat Book 1, Folio 141, and being more particularly described as follows:
Beginning at an iron stake on the Northeasterly line of Stonewall Drive, which iron stake is located at the Southwest corner of Lot 5, Block "I", and from said point of beginning running thence North 70° 20 minutes West a distance of 158.5 feet to an iron stake; running thence Northwesterly, Northerly and Northeasterly along the arc of a curve having a radius of 50 feet formed by the intersection of Stonewall Drive and Munson Drive a distance of 86.9 feet to an iron stake; running thence North 28° 30 minutes East a distance of 21.0 feet to an iron stake, running thence South 65° 28-1/2 minutes East a distance of 182.5 feet to an iron stake; running thence South 17° 27 minutes West a distance of 65 feet to the point of beginning, situated on said tract is dwelling house numbered 64 Munson Drive according to the present system of numbering houses in Columbus, Georgia.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are the Estate of Carl A. Obleton aka Carl Albert Obleton, Sr. or tenant(s); and said property is more commonly known as 64 Munson Drive, Columbus, GA 31903.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
