SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, Justin A. Cuevas and Kelly C. Cuevas, husband and wife, and as joint tenants with full rights of survivorship, executed that certain Land Deed of Trust dated November 28, 2011, to Rodney H. Nourse, as Trustee, for the benefit of Gulf Coast Renaissance Corporation, a Mississippi non-profit corporation, and recorded on December 5, 2011, bearing Instrument No. 2011-10686-T-J1 with the Chancery Clerk of Harrison County, Mississippi, 1st Judicial District; and
WHEREAS, Gulf Coast Renaissance Corporation, a Mississippi non-profit corporation, transferred, assigned and conveyed unto Cadles of Grassy Meadows II, LLC, all its right, title and interest in and to said Land Deed of Trust by instrument dated May 5, 2017, and recorded on July 7, 2017, with the Chancery Clerk of Harrison County, Mississippi, 1st Judicial District, bearing Instrument # 2017-6009-T-J1; and
WHEREAS, Cadles of Grassy Meadows II, LLC, transferred, assigned and conveyed unto CIRAS, LLC, all its right, title and interest in and to said Land Deed of Trust by instrument dated June 6, 2017, and recorded on September 12, 2017, with the Chancery Clerk of Harrison County, Mississippi, 1st Judicial District, bearing Instrument # 2017-8039-T-J1; and
WHEREAS, CIRAS, LLC, the current holder and/or assignee of said Land Deed of Trust, substituted Kevin A. Rogers as Trustee in the original deed of trust or any subsequently appointed Substitute Trustee, by instrument executed on July 3, 2025, and recorded on July 14, 2025, with the Chancery Clerk of Harrison County, Mississippi, 1st Judicial District, bearing Instrument No. 2025-0014845-T-J1; and
WHEREAS, default has been made in the payment of the indebtedness secured by said Land Deed of Trust and the holder of the Note and Land Deed of Trust has requested the undersigned Trustee so to do, I will, on September 2, 2025, offer for sale at public outcry and sell during legal hours, between the hours of 11:00 A.M. and 4:00 P.M., at the east main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue, Gulfport, MS, for cash to the highest bidder, the following-described property lying and being situated in Harrison County, 1st Judicial District, State of Mississippi, being more particularly described as follows, to-wit:
Lot Six (6), Block Forty-two (42), GULFPORT BAYOU VIEW SUBDIVISION, as per the map or plat thereof on file and of record in the office the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 17 at Page 9 thereof; reference to which is hereby made in aid of and as part of this description. Tax Parcel Number 0910J-04-033.000.
I will convey only such title as is vested in me as Substitute Trustee.
